Description:

The Construction Warranty Specialist plays a vital role in ensuring all covered home warranty claims are completed professionally with high quality on a timely basis. This position oversees post-construction warranty services from inquiry to completion. The Warranty Specialist works closely with Habitat for Humanity Omaha’s (HFHO’s) Family Services team, homeowners, subcontractors, and other internal staff to help prepare new owners for home ownership and resolve warranty issues after purchase. Warranty issues are to be efficiently and professionally resolved to ensure high standards of workmanship and customer satisfaction. The Construction Warranty Specialist reports directly to the Senior Construction Project Manager.

What You'll Do

Manage Warranty Services & Repairs

  • Lead the warranty process from initial homeowner inquiry through final resolution and homeowner sign-off.
  • Partner with Family Services to review, evaluate, and process warranty requests in a timely manner.
  • Review service requests and determine warranty eligibility based on Habitat Omaha's warranty coverage guidelines.
  • Document warranty requests and repair activities within Buildertrend and communicate updates to all parties involved.
  • Coordinate and oversee subcontractors and service providers to ensure repairs are completed safely, efficiently, and with high quality.
  • Perform minor repairs as needed related to warranty concerns.
  • Review subcontractor proposals for scope, cost-effectiveness, and quality.
  • Track warranty trends and recurring issues and communicate findings to construction leadership.
  • Respond promptly and professionally to homeowner questions and concerns.

Support Homeowner Education

  • Educate homeowners on home maintenance, repair responsibilities, and warranty coverage.
  • Partner closely with Family Services and the Education Manager to support homeowner success.
  • Conduct homeowner walkthroughs, 60-90 day reviews, and one-year warranty reviews.
  • Follow up on identified concerns and ensure all action items are completed.

Ensure Quality & Customer Satisfaction

  • Ensure all warranty work meets Habitat Omaha standards, applicable building codes, and industry best practices.
  • Maintain organized work areas and professional project documentation.
  • Represent Habitat Omaha positively when interacting with homeowners, vendors, contractors, and community partners.
  • Recommend improvements to construction methods, processes, materials, and systems that enhance quality and reduce future warranty issues.
  • Help identify opportunities to improve efficiency and reduce costs while maintaining high standards.

Promote Safety & Compliance

  • Follow all Habitat Omaha safety policies and OSHA standards.
  • Operate vehicles, tools, and equipment safely and responsibly.
  • Assist with incident response, documentation, and corrective actions when needed.
  • Maintain compliance with established warranty procedures and construction standards.

What You Bring

Experience & Education

  • 3–5 years of experience in residential construction, home repair, warranty service, or a related field.
  • Associate degree in Construction Management, Building Science, or a related field preferred.
  • Relevant experience may be considered in place of formal education.
  • Certifications in construction supervision, home inspection, or project management are a plus.
