Position Overview

Cullinan is currently seeking a full-time Analyst / Senior Analyst, Asset Management, in our Oak Brook office with responsibility for performing analysis for the leasing, asset management, and property management of the company’s real estate portfolio. This role will provide exposure to a variety of real estate investments, including retail, mixed-use, multifamily, office, and healthcare properties, and will span various risk profiles, transaction structures, and geographic regions. The position offers a fast-paced work environment in a dynamic organization with specific responsibilities varying day-to-day across projects.


Key Responsibilities

  • Create detailed Argus Enterprise and Excel-based cash flow projections to forecast asset performance and identify opportunities for value creation within the portfolio.
  • Evaluate property financial statements and provide variance reporting to Cullinan management and investors.
  • Collaborate with Leasing to evaluate new tenants and existing tenant renewals including feedback on leasing strategy, deal structure optimization, and tenant creditworthiness.
  • Assist in the creation of annual company budgets and reforecasts as needed throughout the year.
  • Produce monthly reports to assist the Leasing, Property Management, Marketing, Accounting and Lease Administration teams in their management of properties.
  • Work with Accounting and Lease Administration to optimize the accuracy of tenant billings, assist in the resolution of tenant disputes, and abstract leases and other legal documents to identify and quantify potential risks and opportunities across the portfolio.
  • Complete research and other ad-hoc analyses as required.
  • 1-5 years of relevant professional experience in commercial real estate finance, development and / or asset management.
  • Analyst: 1-3 years of experience.
  • Senior Analyst: 3-5 years of experience. 
  • Bachelor's degree from a top-tier college or university with a strong record of academic achievement.
  • Strong financial and analytical skills with advanced proficiency in Argus and Excel, a strong understanding of real estate metrics.
  • Strong verbal and written communication skills, including a high standard of professionalism and responsiveness with both internal and external stakeholders.
  • Ability to work independently and as part of a team with exceptional organizational skills and a strong proficiency with multi-tasking and meeting deadlines in a demanding, fast-paced work environment.
  • Solid leadership capabilities with an enthusiastic attitude and confident personality.
  • Critical thinking with detail-oriented and creative problem-solving approach.
  • Possesses a strong work ethic, integrity, honesty, and drive.
  • Candidate must be authorized to work in the United States without requiring sponsorship.
