Job description

Job Summary:

As porter at Spring Leasing and Management, you play a key role in making our apartment communities a great place to live by helping to maintain the entire property in an attractive, comfortable condition. The Porter is a member of the Maintenance staff working directly with the Superintendent and the Management Staff to provide world class service to our residents. The Porter is a โ€œhands onโ€ professional whose goal is to make sure everything is working right every day.

Essential Functions:

  • Report to work timely and clock in and out.
  • During winter months, perform snow removal promptly.
  • Clean all exterior areas of the property sidewalks, planters, tree pits, etc. to make sure all areas are free of debris.
  • Perform the daily cleaning of the common areas of the building interior, including the building entrances, lobby, hallways, floors, stairwells, laundry rooms, community room/gym, in accordance with the schedule prepared by the Superintendent.
  • Take down garbage from all floors to the compactor room, clean the garbage rooms and work the compactor.
  • Take out garbage and separate the recyclables in accordance with the Sanitation Department guidelines.
  • Pick up trash on the floors, remove stains from the carpets, clean marks on the walls in the hallways and proactively correct cleanliness problems when they first appear.
  • Clean windows throughout the building.
  • Strip and wax tile floors in the building per the superintendentโ€™s instructions. Buff and polish the waxed floors on a weekly basis to maintain the shine.
  • Notify the superintendent about burnt out bulbs, broken equipment in the building, vandalism, graffiti or any suspicious activity.
  • Assist the superintendent when he needs help performing a task or making repairs.

Other Duties and Responsibilities:

  • Complete all duties regarding cleaning of the make-ready/vacant units.
  • Notifies Superintendent regarding any supplies necessary to perform job duties.
  • Observes condition of the property in general and reports any unusual circumstances.
  • Cleans up thoroughly after performing working.
  • Adheres to safety procedures and emergency protocols when performing duties.
  • Wears company uniform during work hours.
  • Attends and/or completes all required trainings, as directed by Home Office.
  • Assist with Special Projects as assigned.
