***With stipend, assigned an on-call phone for 1 full week every 5 weeks. This includes answering calls and possibly coming onsite afterhours and on weekends.
Job Summary :
Responsible for providing expert level assistance to the Maintenance Supervisor in maintaining all grounds, buildings, apartment homes and equipment.
Major Duties and Responsibilities:

• Under the direction of the Facility Operations Manager, perform routine maintenance duties to complete all service requests for repair and maintenance of all grounds, buildings, apartment homes and equipment in a timely and cost-effective manner.
• Perform basic and advanced plumbing tasks including the ability to change out toilets, faucets/drains and replacing vanity tops and plumbing, shower replacement.
• Responsible for minor & major drywall repair and quality painting.
• Construction tasks include changing our door hardware, installing window treatments hanging pictures (heavy); carpentry skills to include installing casing, base and trim, making door adjustments and minor roof repairs.
• Perform finish carpentry including cabinet and door installation, window replacements.
• Repair/change out light fixtures, reset circuit breakers, and performs basic electrical trouble-shooting (HVAC, interior wiring, etc.) and completes minor apartment re-wiring.
• Install/replace appliances. Perform minor appliance repairs.
• Performs preventative maintenance and basic troubleshooting for RTU's, generators, Corridor AHU and apartments.
• Services exterior equipment and maintains service logs.
• Removes carpeting with equipment.
• Assists in the execution of annual housekeeping deep cleans.
• Install and trouble shoot phone and cable issues.
• Misc. tasks to include: move furniture, set up events, Deliver packages to residents and departments, Receive and put away supplies.
• Assist in exterior maintenance repairs: siding, soffit, down spouts lighting and snow removal (salt/shovel and snow removal equipment).
• Communicate with Maintenance Supervisor for needed technical advice, product information, research and quality assurance guidance.
• Advises Maintenance Supervisor of the overall condition of the equipment and furnishings of the community.
• Assists with Fire Safety and Disaster Preparedness Evacuation procedures.
• Interacts with residents and staff in a courteous and friendly manner.
• Responsible for other duties as assigned, including pager on-call rotation for Full Time employees.
Requirements
Minimum Qualifications :
1. Demonstrates an interest in working with the senior population.
2. Demonstrate a warm, outgoing personality.
3. Must possess good written and verbal communication skills in the English language.
4. Must have expert technical knowledge and mechanical ability to perform routine and complex maintenance.
5. Possess an expert knowledge of construction principles.
6. Ability to operate basic and advanced power tools (drills, sanders, circular saw, table saw, etc.)
7. A high school diploma.
Typical Physical Demands:
1. Standing and/or walking, ascending/descending stairs, full range of motion, ability to lift/carry medium weight (up to 80 pounds) and pushing/pulling light weight (up to 80 pounds).
2. Must be able to operate a car/truck, power-driven equipment.
3. Must be able to tolerate working in heat above 100°F and below 40°F for substantial periods of time, working at heights over six (6) feet, working in confined areas. Must be able to work with skin irritants and chemicals and withstand vibration from machinery.
