About the Role
PrimeSites is seeking a highly organized, adaptable, and customer-focused Floating Assistant Property Manager to provide operational support across our portfolio of affordable housing communities. Unlike a traditional Assistant Property Manager assigned to one property, this role travels to various communities to provide temporary coverage, assist during staffing transitions, support lease-up efforts, and help properties maintain exceptional resident service and operational excellence.
The ideal candidate thrives in changing environments, enjoys problem-solving, and can quickly learn new properties, teams, and responsibilities while maintaining a high level of professionalism.
What You'll Do
As a Floating Assistant Property Manager, your responsibilities may include:
  • Provide temporary onsite coverage for Assistant Property Manager vacancies, leaves of absence, or increased business needs.
  • Assist Property Managers with daily leasing and office operations.
  • Greet prospective and current residents while providing exceptional customer service.
  • Conduct property tours and assist with leasing activities.
  • Process rental applications and complete applicant screening.
  • Prepare lease agreements, renewals, and resident correspondence.
  • Collect rent and process resident payments.
  • Assist with move-in and move-out procedures.
  • Respond to residents' questions, concerns, and maintenance requests.
  • Maintain accurate resident files and ensure compliance with company policies and affordable housing regulations.
  • Assist with annual recertifications and compliance documentation as needed.
  • Support lease-up communities and occupancy initiatives.
  • Coordinate with maintenance staff to ensure timely completion of work orders.
  • Maintain office organization and assist with administrative reporting.
  • Learn and adapt to multiple communities, teams, and operating needs throughout the portfolio.
  • Travel regularly to assigned communities throughout Nebraska.

What We're Looking For
  • Previous experience in property management, leasing, customer service, or administrative support preferred.
  • Affordable housing experience (LIHTC, Section 8, HUD, Rural Development, etc.) preferred but not required.
  • Strong communication and interpersonal skills.
  • Excellent organizational and time management abilities.
  • Ability to work independently with minimal supervision.
  • Comfortable adapting to new teams, properties, and changing priorities.
  • Proficiency with Microsoft Office; experience with AppFolio or other property management software is a plus.
  • Valid driver's license, reliable transportation, and ability to travel throughout Nebraska.
