Property Manager
Full-Time | Wichita, KS | Salary, Exempt

Occidental Management, Inc. is a Wichita-based commercial real estate and property management firm, and weโ€™re hiring a Property Manager to oversee a portfolio of commercial real estate assets โ€” office, retail, industrial, and mixed-use properties โ€” across our Wichita market. You will drive NOI performance through lease management, CAM reconciliations, expense recoveries, and tenant improvement projects, while building strong relationships with business tenants and owners.
If you have hands-on experience managing commercial (non-residential) real estate portfolios and are ready to take ownership of asset performance โ€” whether you already hold a CPM, RPA, or equivalent designation, or are working toward one โ€” this role offers real influence over how a Class-A portfolio performs.
What You Will Do
  • Directing day-to-day property management strategy for a portfolio of commercial assets, optimizing performance across office, retail, industrial, or mixed-use properties.
  • Tracking budget variances, overseeing accurate CAM reconciliations and expense recoveries, and ensuring smooth recovery processes from tenants.
  • Administering complex commercial lease billing โ€” including triple net structures and percentage rents โ€” and overseeing invoice payment and fund disbursement.
  • Monitoring cash flow and cash requirements to support NOI optimization, and preparing reports, budgets, and owner documentation per the management agreement.
  • Serving as a primary point of contact for third-party owners, ensuring contract compliance and delivering accurate, timely reporting on asset performance.
  • Resolving tenant relations issues, performing regular property inspections, and overseeing construction projects alongside the Construction Manager.
  • Providing direction to property management and maintenance teams and promoting individual growth and development.
What We Are Looking For
  • Experience managing a commercial real estate portfolio, including office, retail, industrial, or mixed-use properties โ€” with a career track record that shows progressively increasing depth and breadth of responsibility over time.
  • Experience developing and managing a high-performing team.
  • Demonstrated experience analyzing and negotiating complex commercial leases and contracts, including expense recoveries and tenant improvement projects.
  • Strong working knowledge of commercial building systems, materials, and maintenance methods.
  • CPM, RPA, or equivalent commercial property management designation preferred โ€” candidates actively working toward certification are encouraged to apply.
  • Valid driverโ€™s license and insurable driving record; regular use of a company or property-owned vehicle.
