Job description

The Painter maintains a flawless look and feel across guestrooms, public areas, and back-of-house spaces. You’ll prep surfaces, repair drywall, apply coatings and wallcoverings, and complete touch-ups and finish work that protect the asset and elevate the guest experience—safely, neatly, and on schedule.

Key Responsibilities
  • Surface Prep & Repair: Patch/skim, sand, and texture drywall; repair cracks, nail pops, corner beads; caulk and mask; prime as required.

  • Painting & Finishes: Apply coatings by brush/roll/spray (HVLP/airless) including latex, alkyd, epoxy, urethane, stains, and clear coats on walls, ceilings, doors/frames, millwork, metal, and exterior substrates.

  • Wallcoverings: Install, repair, and remove vinyl/fabric wallcoverings; prep substrates; seam-match patterns; roll out adhesives and smooth to finish standards.

  • Touch-Ups & Aesthetics: Execute daily punch/touch-up lists; color-match; blend edges; maintain consistent sheen and texture; ensure clean lines and protection of adjacent surfaces.

  • Waterproofing & Protection: Apply sealants and elastomerics; perform corrosion control on metal; maintain balcony/railing finishes as applicable.

  • Planning & Documentation: Read finish schedules/spec sheets; estimate labor/materials; maintain color logs, room histories, and inventory PARs.

  • House Status Coordination: Prioritize OOO/OOI rooms; coordinate with Housekeeping/Front Office for access and quick turnarounds; keep work areas tidy and guest-ready.

  • Safety & Compliance: Use ladders/scaffolds/lifts correctly; follow PPE, respirator, ventilation, and SDS protocols; handle and dispose of chemicals per OSHA/EPA and company policy.

  • Equipment & Shop Care: Maintain sprayers, compressors, and tools; clean, label, and store materials; keep paint room organized and compliant.

  • CMMS & Reporting: Update work orders, parts used, and completion notes in CMMS; flag recurring defects and recommend long-term fixes.

  • Other Duties: Support light carpentry/repairs related to finish work; assist with special projects and seasonal deep cleans.

  • 2–4+ years professional painting/finishing experience (hospitality, commercial, or residential high-finish preferred).

  • Skilled in drywall repair/texture, spraying (HVLP/airless), staining/clear coats, and basic wallcovering install/repair.

  • Ability to read spec sheets, MSDS/SDS, and follow manufacturer instructions; basic math for measurements and material take-offs.

  • Strong attention to detail, cleanliness, and pace; professional communication and guest-friendly demeanor.

  • Comfortable using CMMS/mobile apps; basic Microsoft 365/Google Workspace a plus.

  • Preferred: OSHA 10/30, aerial/scissor lift card, respirator fit test, EPA RRP (lead-safe) where applicable.

  • Valid driver’s license may be required; reliable attendance and flexible schedule (weekends/holidays as needed).

Physical Requirements
  • Stand, kneel, climb, and reach for extended periods; work from ladders/lifts up to [X] ft.

  • Lift/carry up to 50 lbs (paint buckets, equipment); repetitive motions (rolling/sanding).

  • Work around fumes/solvents (PPE/ventilation provided) and in indoor/outdoor conditions.
