Position Summary

The Facilities & Maintenance Supervisor plays a critical role in ensuring the safety, functionality, and structural integrity of our buildings, grounds, and physical infrastructure. This position combines hands-on technical execution with leadership responsibilities, overseeing daily maintenance operations, preventative maintenance schedules, and third-party vendors. The ideal candidate will be a proactive problem solver with deep expertise in mechanical, electrical, plumbing (MEP) systems, and a dedicated focus on maintaining a safe, efficient, and welcoming environment for employees and visitors.

Key Responsibilities & Duties

  • Operations & Maintenance Management: Oversee daily facilities and maintenance activities, ensuring all physical systems (HVAC, plumbing, electrical, and structural) operate at peak efficiency. Coordinate and prioritize corrective maintenance work orders.
  • Preventative Maintenance: Develop, implement, and track a comprehensive preventative maintenance schedule to prolong building asset lifespans and prevent operational downtime.
  • Team Leadership & Supervision: Supervise junior maintenance staff, delegate daily assignments, provide technical guidance, and conduct performance reviews. Foster a safety-first and collaborative culture.
  • Vendor & Contractor Relations: Source, negotiate with, and supervise external service contractors (e.g., janitorial, landscaping, waste, fire safety, elevator maintenance). Ensure work complies with service level agreements and safety protocols.
  • Compliance & Safety: Maintain compliance with all local, state, and federal building codes, OSHA standards, and environmental regulations. Conduct regular facility audits and safety inspections.
  • Budgeting & Inventory Control: Monitor facilities and maintenance expenditures against budget. Order and maintain appropriate inventory levels of tools, parts, PPE, and operational supplies.

Qualifications & Skills

  • High school diploma or equivalent required; technical trade school certification or Associate's degree in Facilities Management preferred.
  • Minimum of 5 years of experience in commercial building maintenance, with at least 2 years in a leadership, supervisory, or lead technician role.
  • Strong working knowledge of mechanical, electrical, plumbing (MEP), and HVAC systems, including building automation systems (BAS).
  • Proficient in using Computerized Maintenance Management Systems (CMMS) and standard office software (Google Suite).
  • Excellent diagnostic, troubleshooting, and project management skills.
  • Strong communication and interpersonal skills, with the ability to collaborate effectively across departments and with external vendors.
  • Relevant certifications (e.g., HVAC Certification, Certified Facilities Manager (CFM), OSHA-10 or OSHA-30) are highly desirable.

Physical Requirements & Working Conditions

  • Ability to lift and carry up to 50 lbs. independently.
  • Comfortable working in various environmental conditions (indoor/outdoor), climbing ladders, and navigating tight mechanical spaces.
  • Flexibility to respond to occasional after-hours facility emergencies or weekend maintenance windows as required.
