Job description

Scope and Purpose: To assist the Property Manager with the day-to-day operations of the property, with primary emphasis on leasing apartments and maintaining good tenant relations.
Reports to: Property Manager and/or Management
FLSA: Non-Exempt
Essential Tasks: (Employee must be able to perform the following functions to the satisfaction of the employee's supervisor)
  • Greet and assist current and prospective residents.
  • Develop full knowledge of information required for the rental application, screening processes, rental policies, lease terms, and community policies.
  • Show apartments to prospects.
  • Schedule appointments.
  • Prepare leases and other paperwork to be signed.
  • File and maintain resident files.
  • Receive maintenance requests from current residents.
  • Advertise available apartments through various on-line channels, as directed by the Property Manager.
  • Secret shop competitor's apartment communities.
  • Conduct check-ins for new residents.
  • Develop and maintain knowledge of current rental rates, sizes, locations, and all amenities of the property/property group.
  • Assist the Property Manager with pre-inspections.
  • Assist with turnovers and be available to work longer hours during major lease-up and turnover seasons.
  • Perform various property-related tasks that may include: post resident notices and water bills, prepare property newsletter, plan special events for residents.
  • Assist the Property Manager in the collection of delinquent rents.
  • Report unusual or extraordinary circumstances about the property or residents to the Property Manager.
  • Report to the office and be available to work daily scheduled hours. Work Saturday hours for weekend showings, as needed.
  • Have reliable transportation and a valid driver's license.
  • Abide safety standards that comply with all company, local, City, State, and Federal guidelines.
  • Follow established company policies and those outlined in the Employee Handbook.
  • The tasks are not limited by this list and shall include all items requested by the Property Manager and/or Management to assist in the success of the properties.

Education, Experience, And Licenses/Certifications: (A comparable amount of training, education or experience may be substituted for the minimum qualifications). Completion of high school/GED and possession of basic sales skills and/or one year of sales experience.
Knowledge, Skills, And Abilities: Basic knowledge of Excel and Word. Ability to perform work independently, prioritize assignments, meet timelines and follow-through. Possess a pleasant, friendly, customer-service oriented personality with ability to work with, understand, and respond to residents, employees, and persons of all ethnic and family backgrounds. Demonstrate ethical conduct and professionalism. Be hard working and specific to detail in a fast-paced environment. Knowledge of MDI emergency procedures.
Communication Skills: Ability to establish and maintain effective and cooperative working relationships with employees. Ability to interact and communicate effectively in a tactful and courteous manner with a variety of people, including residents, visitors, contractors, employees, and the general public. Ability to manage interpersonal conflict situations requiring tact, diplomacy, and discretion. Ability to communicate to convey or exchange general work-related information or service to internal or external customers. Ability to understand oral and written directions, arrive at decisions, develop conclusions and solutions.

Primary functions require sufficient physical ability and mobility to work in an office setting, to stand or sit for prolonged periods of time and to occasionally bend, kneel, and lift and/or move up to 20 pounds. Operate office equipment that may require repetitive hand movement. Must be able to navigate a variety of properties with stairs.

Work is performed primarily in a standard office setting with frequent interruptions and distractions.
Extended periods of time viewing computer monitor. Required to show properties in the variety of weather. Occasionally exposed to unpleasant smells and working conditions caused by resident neglect, food spoilage and sewage problems.
  • Hourly wage is based on qualifications and experience.
  • Set monthly cell phone reimbursement for means of communication to property staff and other employees during business hours, per current cell phone policy.
