POSITION SUMMARY
The Landscape Manager is responsible for leading the installation, care, maintenance, and enhancement of all landscaped areas across Kualoa Ranch. This role oversees the landscape team, plans and implements landscape improvements, and ensures that all outdoor spaces reflect the beauty, cleanliness, and cultural values of the land. The Manager works closely with internal departments to support both operational and guest-facing environments, ensuring safety, functionality, and aesthetic excellence in alignment with Kualoa's mission. The ideal candidate will bring strong leadership skills, horticultural knowledge, and a passion for preserving Hawai'i's natural beauty.
KEY RESPONSIBILITIES
Landscape Maintenance & Operations
  • Direct daily operations of the landscape team, including task assignments, quality control, and safety oversight.
  • Monitor and maintain grounds to ensure high standards of appearance, health, and safety across all visitor and operational areas.
  • Manage irrigation systems, fertilization schedules, pest control, and pruning cycles to support optimal plant health.
  • Identify and resolve landscape issues related to drainage, erosion, overgrowth, and plant disease.
  • Conduct routine inspections of all landscaped areas and assign corrective work as needed.

Team Leadership & Planning
  • Lead, train, and develop landscape staff with an emphasis on safety, accountability, and quality work.
  • Maintain landscaping equipment, tools, and vehicles to ensure they are functional and well-kept.
  • Manage schedules, performance, and work assignments to meet seasonal and daily needs.
  • Participate in the hiring and onboarding process of new team members as needed.

Design & Development Support
  • Collaborate with the Land Stewardship and Facilities teams on landscape planning and site enhancement projects.
  • Assist in developing and executing small-scale planting plans, including native plantings and ornamental displays.
  • Recommend plant materials suitable for various site conditions and sustainability goals.
  • Support cultural and educational landscaping initiatives tied to Kualoa's mission and guest experiences.

Administrative & Budget Oversight
  • Maintain landscape supply inventory and ensure timely ordering of necessary materials.
  • Track project progress, costs, and labor hours to meet budget goals.
  • Create and maintain documentation for landscape schedules, plant care guides, and safety procedures.
  • Provide input on annual budget planning and capital improvement recommendations for landscaping needs.

MINIMUM QUALIFICATIONS
  • 5+ years of professional landscaping or grounds management experience required; supervisory experience strongly preferred.
  • Working knowledge of native Hawaiian plants, irrigation systems, horticulture practices, and grounds equipment.
  • Strong leadership, organizational, and communication skills.
  • Ability to read and interpret landscape plans, maps, and instructions.
  • Valid Hawai'i driver's license with clean driving record required.

PHYSICAL REQUIREMENTS
  • Must be able to work outdoors in varying weather conditions and perform physically demanding tasks.
  • Must be able to consistently lift and carry up to 50 lbs.
