Job Summary
We are seeking a reliable and hardworking Maintenance Technician to join our condominium maintenance team. This position is responsible for helping maintain the building’s common areas, equipment, and mechanical systems to ensure the property remains safe, clean, and fully operational.
The ideal candidate is a dependable team player with hands-on maintenance experience, strong problem-solving skills, and the ability to respond professionally to residents, management, and vendors.
Responsibilities
  • Conduct routine inspections of the condominium’s common areas, mechanical rooms, equipment, and building systems.
  • Perform routine checks of rooftop units (RTUs), cooling towers, fire pumps, domestic water pumps, exhaust fans, and other mechanical equipment.
  • Complete air-conditioning drain-line flush-outs and basic HVAC preventative maintenance.
  • Identify equipment issues and promptly report conditions requiring service by licensed contractors.
  • Perform basic plumbing repairs, including replacing fixtures, clearing minor drain blockages, and repairing leaks.
  • Perform basic electrical maintenance, including replacing light bulbs, switches, outlets, and fixtures, when permitted.
  • Complete drywall repairs, patching, painting, caulking, and general interior and exterior building repairs.
  • Inspect doors, windows, walls, ceilings, parking areas, and other building components for damage or safety concerns.
  • Assist with preventative maintenance programs and regularly scheduled equipment servicing.
  • Maintain accurate records of inspections, repairs, completed work orders, and equipment service dates.
  • Respond to resident maintenance requests and building emergencies in a timely and professional manner.
  • Assist contractors and vendors with access to mechanical rooms, units, and common areas.
  • Maintain tools, equipment, workshops, and storage areas in a clean and organized condition.
  • Follow all building safety procedures and immediately report hazardous conditions.
  • Perform additional maintenance and operational duties as assigned by management.
Qualifications
  • High school diploma, GED, or equivalent.
  • Minimum of two years of building or property maintenance experience.
  • Condominium, high-rise, hotel, or multifamily residential maintenance experience preferred.
  • Working knowledge of HVAC systems, plumbing, electrical systems, painting, drywall repair, and general building maintenance.
  • Familiarity with cooling towers, RTUs, fire pumps, water pumps, and other condominium mechanical equipment is preferred.
  • Ability to safely operate hand tools, power tools, ladders, and maintenance equipment.
  • Ability to lift, carry, bend, climb, and perform physical work throughout the shift.
  • Strong communication, organization, time-management, and problem-solving skills.
  • Professional and respectful when communicating with residents, coworkers, contractors, and management.
  • Available to participate in an on-call schedule and respond to emergencies during nights, weekends, and holidays when required.
  • Valid driver’s license preferred.
  • HVAC, electrical, plumbing, CPO, or other maintenance certifications are a plus.
