Position: Grounds Maintenance Technician
Location: Islamorada, FL
Employment Type: Full-Time (40 Hours per Week)
Pay Rate: $18.00 per hour

Position Summary

We are seeking a reliable and motivated Grounds Maintenance Technician to join our condominium community in Islamorada. This position is responsible for maintaining the cleanliness, appearance, and overall condition of the community's outdoor common areas and amenities. The ideal candidate takes pride in keeping the property attractive, safe, and well-maintained while providing excellent service to residents and guests.

 

Essential Duties & Responsibilities

  • Maintain the appearance of all landscaped areas by mowing, edging, trimming, pruning, weeding, planting, watering, fertilizing, and removing debris.
  • Perform daily inspections and upkeep of all community amenities, including the swimming pool area, clubhouse, tennis courts, BBQ/picnic area, kayak storage area, docks, sidewalks, parking areas, and common walkways.
  • Keep all outdoor common areas clean by removing trash, sweeping walkways, pressure washing surfaces, emptying waste receptacles, and ensuring amenities remain presentable for residents and visitors.
  • Monitor the condition of the docks, fencing, gates, outdoor lighting, signage, benches, and other exterior features, reporting maintenance or safety concerns to management.
  • Operate and maintain landscaping equipment, including lawn mowers, weed eaters, hedge trimmers, leaf blowers, pole saws, pressure washers, and other grounds maintenance tools while following all safety procedures.
  • Assist with irrigation system inspections, identify leaks or damaged sprinkler heads, and perform basic repairs or notify management of needed maintenance.
  • Perform minor exterior maintenance tasks such as painting curbs, replacing signs, cleaning drains, changing exterior light bulbs, and assisting with general property upkeep as needed.
  • Prepare and maintain common areas for resident events and ensure the clubhouse and outdoor recreational areas remain clean, organized, and inviting.
  • Respond promptly to weather-related cleanup, including removing fallen branches, palm fronds, leaves, and storm debris to maintain a safe environment.
  • Follow all company safety policies, maintain equipment in good working condition, and communicate effectively with management regarding completed work orders and property needs.

Qualifications

  • Previous experience in grounds maintenance, landscaping, property maintenance, apartment or condominium maintenance, or a related field preferred.
  • Experience operating landscaping equipment and power tools safely and efficiently.
  • Basic knowledge of irrigation systems, exterior property maintenance, and general landscaping practices.
  • Ability to work independently with minimal supervision while maintaining high-quality standards.
  • Ability to lift up to 50 pounds and perform physically demanding work outdoors in varying weather conditions.
  • Strong attention to detail, dependability, and a positive customer service attitude when interacting with residents, guests, vendors, and coworkers.
  • Must have reliable transportation and be punctual.
  • Availability to work a full-time 40-hour schedule, including occasional weekends or holidays if needed.
