We are a leading commercial specialty contractor providing waterproofing, concrete restoration, façade restoration, masonry restoration, and building envelope services. Our team partners with commercial property owners, general contractors, engineers, architects, and facility managers to preserve and restore commercial buildings, parking garages, high-rise structures, healthcare facilities, educational campuses, and industrial properties.

We are seeking an experienced Commercial Construction Estimator to join our growing team. The ideal candidate will have experience estimating commercial restoration and waterproofing projects while working closely with operations, project management, vendors, and clients to develop accurate, competitive proposals.

Position Summary

The Commercial Construction Estimator is responsible for preparing accurate and competitive estimates for commercial waterproofing, concrete restoration, façade restoration, masonry restoration, and building envelope projects. This position manages the estimating process from bid invitation through proposal submission while coordinating with internal teams, subcontractors, suppliers, and clients to ensure complete and successful bids.

Essential Responsibilities
  • Review invitations to bid, project plans, specifications, addenda, and contract documents.
  • Perform detailed quantity takeoffs and develop comprehensive cost estimates.
  • Prepare competitive proposals for commercial waterproofing, façade restoration, concrete repair, masonry restoration, sealants, expansion joints, and building envelope projects.
  • Analyze project scope, labor requirements, material costs, equipment needs, subcontractor pricing, and project schedules.
  • Coordinate with project managers, operations teams, vendors, suppliers, and subcontractors to validate pricing and project scope.
  • Attend pre-bid meetings and project site visits as required.
  • Prepare and manage Requests for Information (RFIs) and review responses that impact project pricing.
  • Identify project risks, exclusions, and value engineering opportunities.
  • Maintain relationships with subcontractors, suppliers, architects, engineers, and clients.
  • Maintain estimating databases, historical cost information, and production rates.
  • Participate in project turnover meetings to ensure a successful transition from estimating to operations.
  • Support business development efforts by identifying bidding opportunities and assisting with client presentations when needed.
  • Promote and support all company safety policies and procedures.
  • Perform other duties as assigned.

Work Authorization Requirements

Must be eligible to work in the United States

Qualifications
  • Minimum of five (5) years of commercial construction estimating experience.
  • Experience estimating one or more of the following:
    • Commercial Waterproofing
    • Concrete Restoration
    • Façade Restoration
    • Building Envelope
    • Masonry Restoration
    • Structural Repair
  • Strong understanding of commercial construction methods, sequencing, and industry standards.
  • Ability to read and interpret architectural, structural, and engineering drawings.
  • Experience performing detailed quantity takeoffs.
  • Knowledge of AIA contracts, RFIs, change orders, procurement processes, and construction documentation.
  • Excellent analytical, mathematical, and problem-solving skills.
  • Strong communication and relationship-building abilities.
  • Exceptional organizational skills with the ability to manage multiple bids and deadlines.
  • Proficiency with Microsoft Office Suite.
  • Experience using estimating software such as Bluebeam, PlanSwift, On-Screen Takeoff, ProEst, Sage Estimating, or similar platforms is preferred.
Education & Experience
  • Bachelor's degree in Construction Management, Civil Engineering, or a related field preferred.

  • Equivalent combination of education and at least five (5) years of relevant commercial construction estimating experience.
