The Quality Assurance Manager is responsible for driving quality excellence across all active construction projects by establishing, monitoring, and continuously improving Ironmark's quality standards. This role serves as a trusted resource to project teams, conducting routine job site quality reviews, identifying risks before they impact project outcomes, and partnering with field and project management teams to ensure work is completed safely, accurately, and in accordance with contract documents, company standards, and industry best practices.


Working closely with Superintendents, Project Managers, subcontractors, and leadership, the Quality Assurance Manager promotes a proactive culture of quality by identifying opportunities for improvement, standardizing best practices, providing coaching and guidance, and ensuring consistent execution across all projects. This role provides focused oversight of critical quality risks throughout construction, turnover, and warranty. The Quality Assurance Manager owns Ironmark's warranty program and serves as the company's final internal quality authority, evaluating work across all scopes and phases of construction to determine when it is ready to advance to the next phase, be concealed, undergo owner inspection, or proceed to turnover and acceptance.


What you'll do:

  • Partner with Project Managers, General Superintendents, Superintendents, and field teams to ensure compliance with contract documents, approved submittals, owner requirements, manufacturer requirements, building codes, and Ironmark quality standards.
  • Conduct formal QA plan reviews of project plans, specifications, approved submittals, shop drawings, details, and other contract documents to identify quality risks, constructability concerns, and scope or interface gaps, and develop a comprehensive, project-specific quality control plan for each project. Document review findings and confirm that required inspections, hold points, mock-ups, testing, and verification activities are incorporated into the project execution plan.
  • Establish and implement appropriate levels of quality control for multiple trades and concurrent construction activities.
  • Conduct routine and milestone-based field inspections to evaluate workmanship, installation methods, materials, equipment, and overall compliance with project requirements.
  • Prepare detailed electronic inspection reports, including observations, photographs, deficiencies, corrective actions, responsible parties, and required follow-up.
  • Attend pre-installation meetings, mock-ups, manufacturer inspections, and other quality-related reviews for high-risk or critical scopes of work; provide quality input and document required follow-up.
  • Conduct QCL kickoff meetings with internal project teams and attend QCL kickoff meetings with trade partners to align on scope-specific quality expectations, inspection requirements, acceptance criteria, documentation, and accountability.
  • Monitor materials and equipment delivered to project sites to verify compliance with approved submittals, specifications, and quality requirements.
  • Walk buildings at appropriate stages of construction to confirm field teams are holding trade partners accountable to their contractual obligations and that work complies with plans, specifications, approved submittals, manufacturer requirements, and Ironmark quality standards.
  • Provide focused oversight of interior fit and finish, exterior building-envelope construction and moisture-intrusion prevention, and sound-rated assemblies, including continuity, sequencing, interfaces, penetrations, sealants, flashing, waterproofing, and required testing or inspections.
  • Create, maintain, and distribute quality assurance and quality control checklists, inspection records, deficiency logs, completion lists, punch lists, and related reports, and ensure identified concerns are assigned, tracked, and resolved in a timely manner.
  • Create comprehensive, detailed punch lists for apartments, rooms, common areas, amenity spaces, building exteriors, site areas, and other completed work; assist field staff in driving all items to completion and achieving 100% completion in accordance with contract requirements and Ironmark quality standards.
  • Determine whether apartments, rooms, common areas, amenity spaces, exterior areas, and other project components are complete and ready for owner walks; do not release areas for owner review until they meet contract requirements and Ironmark quality standards.
  • Work collaboratively with project teams, trade partners, consultants, architects, manufacturer representatives, and owner representatives to resolve quality-related concerns.
  • Review project as-built documents, closeout materials, and other required deliverables for completeness and accuracy prior to submission.
  • Conduct final interior, exterior, and building-envelope inspections for all projects and verify readiness for turnover and owner acceptance.
  • Lead and manage Ironmark's warranty department across all operating markets, establishing and maintaining consistent procedures, service expectations, documentation, reporting, and accountability from warranty intake through final resolution.
  • Own the management of all warranty items across multiple markets, including intake, prioritization, assignment, coordination of corrective work, schedule tracking, stakeholder communication, verification of completion, and final closure; analyze recurring issues and ensure lessons learned are incorporated into Ironmark quality standards and project execution.
  • Develop, maintain, and continuously improve Ironmark quality standards, best practices, inspection procedures, and trade-partner scope checklists.
  • Track quality trends across projects, identify recurring deficiencies and root causes, and recommend improvements to construction methods, design coordination, trade-partner management, and internal processes.
  • Provide training, coaching, and technical guidance to project and field teams regarding quality expectations, inspection practices, contractual accountability, and lessons learned.
  • Serve as a trusted quality resource to Operations and leadership by communicating project and warranty performance, recurring risks, corrective-action status, and emerging trends, and by translating lessons learned into standardized best practices, training, and continuous improvements that strengthen execution across all Ironmark projects and markets.


Requirements:

  • Minimum of 5 years of experience in leadership roles such as Quality Assurance, Superintendent, or Project Manager in ground-up, wood-frame, multifamily construction.
  • Bachelor's degree in Building Science, Construction Management, engineering, or another related field.
  • Demonstrated ability to read and interpret construction plans, specifications, submittals, shop drawings, details, and contract documents.
  • Working knowledge of interior finish quality, building-envelope systems and moisture-intrusion prevention, and sound-rated assemblies.
  • Experience managing project punch, turnover readiness, deficiency closeout, and warranty processes.
  • Proficient in Microsoft Word, Excel, and Outlook.
  • Knowledge of construction management software such as Procore and Microsoft Project.
  • OSHA training, CPR/First Aid certification, and LEED training encouraged.
  • Excellent communication, organization, documentation, coaching, and leadership skills.
