EXPECTATION FOR ALL EMPLOYEES

POSITION SUMMARY:

Contributes to property cleanliness and curb appeal, along with positively impacting the overall resident experience by performing assigned cleaning activities for indoor and some exterior (patios, front doors, common area entryway) spaces of property. Contributes to the success of the property by participating in the task of making apartments ready for occupancy.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Accepts daily and weekly assignments from supervisor.
  • Cleans property offices, bathrooms, kitchen, windows and all other common areas.
  • Performs “trash-outs” of recently vacated units.
  • Performs final cleaning of turned units to KPG white glove standard.
  • Operates all modern cleaning equipment.
  • Organizes, manages and maintains inventory of cleaning supplies and reports to supervisor when additional supplies are needed.
  • Uses cleaning supplies for intended use.
  • Applies common sense and experience to map out the most efficient use of time and resources.
  • Meets deadlines so other vendors can perform assigned turn work.
  • Prioritizes resident experience by performing high quality work.
  • Clean upholstered furniture.
  • Collects and removes trash and debris.
  • Performs deep cleaning as needed.
  • Reports any apartment issues found while performing cleaning duties.
  • Other duties as assigned

QUALIFICATIONS/SKILLS & KNOWLEDGE REQUIREMENTS

  • High school diploma or general education degree preferred (GED)
  • 1 or more years of experience
  • Ability to read, write, speak and interpret basic instructions, simple correspondence and present information one-on-one or in small groups.
  • Ability to add, subtract, multiply, divide by 10s & 100s
  • Ability to carry out detailed, but uninvolved written or oral instructions with common sense understanding. Ability to deal with problems that involve few variables in standardized situations.

· Beginner computer skills.

PHYSICAL DEMANDS:

  • Regularly must stand, walk, use hands to finger, handle, feel, reach with hands and arms, and stoop, kneel, crouch, crawl or bend.
  • Regularly must lift up to 25 pounds.
  • Ability to use all cleaning equipment.
  • Occasionally must talk or hear.
  • Occasionally must lift 25 pounds or more with assistance
  • Rarely must sit, climb or balance.

WORK ENVIRONMENT:

· Normally works in an environment with moderate noise.

  • Primarily will work indoors year-round.
  • Will regularly spend time in outdoor weather conditions while moving about the property for basic job functions.
  • Occasionally must work in conditions that are wet or humid, extremely cold or extremely hot (non-weather), near moving mechanical parts, near fumes or airborne particles.
  • Rarely must work in high, precarious places, near toxic or caustic chemicals, with risk of electrical shock, with vibration.
  • There is no risk of radiation or working with explosives.
