Job Description

Reporting to the Executive Vice President, Finance and working closely with senior leadership at Public Storage, the Vice President, Real Estate Finance will support deployment of capital on behalf of the company for maximum risk adjusted returns. The position will support the Senior Vice President of Acquisitions in the identification, underwriting, and approval of new acquisitions of self-storage facilities throughout the U.S. as well as the Senior Vice President of Development, providing finance focused, objective, data driven support for land acquisition, new development and redevelopment projects.

The Vice President, Real Estate Finance will focus on financial underwriting, financial planning, business analytics, and resource optimization. They will also work to improve efficiencies and business effectiveness, developing and implementing financial and operational tools in order to drive technology driven innovation.

The Vice President, Real Estate Finance will have broad influence at Public Storage, including in finance, real estate, and with senior management. The successful candidate will also participate in routine business review meetings with Public Storage's Chief Executive Officer and Chief Financial Officer/Chief Investment Officer.

RESPONSIBILITIES

The Vice President, Real Estate Finance will lead the finance and analytics team, responsible for all investment analysis for the real estate acquisition, development, redevelopment, and construction business units. The successful candidate will provide leadership and primary analytical support for all capital investment decisions as well as the retroactive review of investment performance versus underwritten benchmarks.

Responsibilities include:

  • Lead pro forma financial modeling for prospective investment in new projects, including new project acquisition, development, redevelopment, and major capital expenditures.
  • Make strategic recommendations regarding capital allocation across the universe of investment opportunities available to the company.
  • Forecast the impact of investments on the company's balance sheet and future operating results.
  • Actively participate in judgment areas and vetting of underlying investment assumptions.
  • Regularly assess and improve existing analytical methods.
  • Leverage technology to drive consistent incremental improvement in finance deliverables.
  • Manage and mentor more than 15 professionals, including the Director of Finance, Real Estate and the Senior Director, Accounting & Finance.
  • Oversee accounting activities related to transaction execution and investment, development and redevelopment.
Qualifications
  • At least 15 years of real estate investment experience within an accounting, finance or investments team.
  • Proven success in a leadership role, including managing and mentoring a team, and a demonstrated passion for real estate.
  • Strong, critical thinking and strategy skills.
  • Demonstrated ability using analysis in a problem-solving manner and enhancing existing analytical methods with strong financial modeling skills.
  • An ability to make recommendations, gain buy-in and lead projects to improve the processes and efficiencies of a team.
  • Experience underwriting a high volume of transactions.
  • Involvement in an Investment Committee process; ideally, experience presenting to an Investment Committee.
  • Experience leveraging technology to drive process improvement and standardization.
  • Energetic and cooperative in nature and able to work cross-functionally.
  • High integrity, honest and transparent.
  • Strong written and oral communication skills and an ability to adapt to and influence different audiences, from direct reports to executive team members.
  • Strong work ethic and an ability to support multiple projects and competing, time-sensitive deadlines.
  • Advanced knowledge of Excel and other financial tools; analytical technology skills are a plus (e.g., Tableau, SQL, Python, R).
  • Bachelor's and/or master's degree in Accounting, Economics, Finance, or Real Estate is preferred.
