About the Role

Western States Lodging & Management is seeking an accomplished Vice President of Senior Living Acquisitions and Development to lead the strategic growth of our expanding senior living portfolio. This executive leader will oversee the sourcing, underwriting, acquisition, and development of senior housing communities across multiple markets while driving initiatives that support our long-term vision and commitment to exceptional senior care.

The ideal candidate is a relationship-driven executive with extensive experience in senior living real estate, investment analysis, development, and acquisitions. This individual will work closely with executive leadership to identify new growth opportunities, evaluate investments, and successfully guide projects from initial concept through acquisition, development, and stabilization.

Key Responsibilities Strategic Leadership & Growth
  • Lead the acquisition and development strategy for Western States Lodging & Management's senior living portfolio.
  • Partner with executive leadership to identify and execute strategic growth initiatives aligned with the company's long-term vision.
  • Develop and maintain a robust pipeline of acquisition, development, and partnership opportunities.
  • Monitor industry trends, demographic data, and market conditions to identify high-potential investment opportunities.
Acquisitions & Investment Analysis
  • Source senior living acquisition opportunities through brokers, developers, owners, lenders, and industry relationships.
  • Lead financial underwriting, valuation, investment modeling, and return analysis for prospective acquisitions and developments.
  • Present investment recommendations and strategic opportunities to executive leadership.
  • Evaluate market feasibility, competitive positioning, and operational performance to ensure sound investment decisions.
Due Diligence & Transaction Management
  • Direct all phases of due diligence, including financial analysis, market research, operational assessments, environmental reviews, licensing considerations, and regulatory compliance.
  • Coordinate internal and external teams through purchase agreements, financing, legal review, and closing processes.
  • Partner with capital providers, legal counsel, consultants, and operational leaders to successfully complete transactions.
  • Manage transaction timelines to ensure efficient execution and successful closings.
Development Leadership
  • Oversee the development of new senior living communities from site selection through design, construction, opening, and stabilization.
  • Collaborate with construction, architecture, operations, and finance teams to ensure projects remain on schedule, within budget, and aligned with company standards.
  • Evaluate project feasibility, budgets, development schedules, and risk mitigation strategies throughout the development lifecycle.
  • Support transition planning to operations, ensuring new communities are positioned for long-term success.
Relationship Management
  • Build and maintain strong relationships with developers, brokers, lenders, investors, municipalities, healthcare partners, and other industry stakeholders.
  • Represent Western States Lodging & Management at industry conferences, networking events, and development meetings.
  • Identify strategic partnerships that expand the organization's senior living footprint and enhance long-term value.
Qualifications
  • Bachelor's degree in Real Estate, Finance, Business Administration, Healthcare Administration, or a related field required; MBA or advanced degree preferred.
  • Minimum of 10 years of progressive experience in real estate acquisitions, development, investments, or senior living operations.
  • Extensive experience with senior housing acquisitions, development, and investment transactions required.
  • Proven success sourcing, negotiating, and closing complex real estate transactions.
  • Strong understanding of financial modeling, capital markets, due diligence, development processes, and project management.
  • Knowledge of senior living operations, market trends, and regulatory requirements is highly preferred.
  • Exceptional leadership, negotiation, communication, and relationship-building skills.
  • Ability to travel as needed to evaluate opportunities and oversee development projects.
