Job description

Responsibilities:

  • Develop, maintain and update accurate project schedule. Develop milestones and six-week look ahead schedule.
  • Identify constraints and resolve in a timely manner.
  • Ensure timely submission and management of change orders. Review sub-quotes for accuracy, correct rates and legitimacy. Maintain log for all subcontractor T&M field tags and input plug numbers in your cost event log. Ensure all potential costs are accounted for and included with the Project Status Report projections.
  • Prepare, submit and present monthly Project Status Report to Operations to encompass budget, cost control, sub-contracts, insurance, submittals, Request for Information, Risk Management etc.
  • Identify and manage project risks. Promptly communicate project risks to PX and develop a mitigation plan.
  • Manage internal and external project teams, this includes teaching and coaching PE's and monitoring the career development of the internal project team members.
  • Accountable for adherence to the contract with the Owner, this includes deliverables and notifications. Completion of HPU Contract Risk Assessment form (Contract Summary and Checklist).
  • Understand contract laws. Write purchase order, professional service agreements, subcontracts to vendors/subcontractors.
  • Lead the Herrero Builders team at Owner, Architect, Contractor meetings.Distribute the meeting notes in a timely manner.
  • Work with estimating to understand and write scopes and identify risks. Ensure subcontractors are timely with billing, change orders and subcontract close outs. Ensure ALL sub & vendor scopes are bought out in timely manner.
  • Review and approve owner billings before submitting. Make sure that owner billing is submitted timely and follow up with Owner's rep to receive payment in a timely manner.
  • Monitor budget to maintain project profitability.
  • Work closely with the onsite superintendent, verify and expedite material and labor to the jobsite to maintain the flow of the work and eliminate constraints.
  • Perform regular field visits to collaborate with Field Superintendents regarding schedule and schedule updates, monitor safety, check the progress and encourage his/her team to do the same.
  • Partner with PE team to make sure all logs (Request for Information, submittals, change orders etc.) are kept up to date. Ensure accuracy of to-be-submitted section of the submittal log.
  • Oversee and implement 5S successfully for the project.
  • Assist Estimating Knowledge Area Leader in development of the project estimate for large projects (over $5M) and ability to develop a project estimate for smaller projects (less than $5M).
  • Ensure safety measures are implemented through duration of project via: project preplanning, pre-task planning, project safety implementation, project safety recordkeeping, etc.
  • Partner with Virtual Design and Construction team to implement Building Information Model/Virtual Design and Construction processes and appropriate technology for the successful delivery of the project.
  • Engage in ongoing Business Development - cultivating relationship with customers that results in consideration of additional work.
