The Role

The Marketing Manager is responsible for leading strategic and tactical marketing efforts for a designated portfolio of communities with a strong focus on new development and acquisitions. This role develops gotomarket and repositioning strategies that drive awareness, qualified traffic, leases, occupancy, and revenue performance. The ideal candidate is a datadriven marketer with strong project management skills, exceptional communication abilities, and experience collaborating with internal cross-functional partners and external partners.

Key Responsibilities

Marketing for New Development and Acquisitions

  • Serve as the strategic marketing lead for all assigned communities, overseeing positioning, messaging, and multichannel marketing plans to support leasing and occupancy goals.

  • Lead gotomarket and repositioning strategies, collaborating closely with external creative agencies and internal digital, development, and operations teams.

  • Oversee development of all marketing and sales collateral, including signage packages, brochures, digital assets, virtual tours, sitemaps, floor plans, photography, video content, and more. Ensure all materials align with brand standards and are reviewed prior to production or launch.

  • Partner with internal digital teams and external vendors on PPC, paid social, SEO, website updates, social media content and advertising, internet listing services (ILS), virtual leasing tools, and resident-facing platforms.

  • Monitor channel performance and advertising exposure to ensure each property has the appropriate visibility to meet traffic and leasing goals; optimize channels based on performance insights.

  • Ensure consistent and effective application of AvalonBay's consumer brands across all touchpoints. Provide brand guidance and training to internal teams as needed.

  • Create, manage, and monitor marketing budgets for assigned communities, analyzing ROI and recommending optimizations.

  • Manage thirdparty agencies and partners to ensure highquality output, performance accountability, and cost efficiency. Evaluate new partners as business needs evolve.

  • Collaborate with development, construction, revenue management, and operations teams to ensure marketing strategies align with product readiness, pricing, and leasing timelines.

PortfolioWide Brand & Marketing Program Management

  • Develop, implement, and manage endtoend marketing programs and campaigns that support company-wide initiatives, including both consumerfacing and employeefacing communication.

  • Lead and manage thirdparty marketing partnerships at the portfolio level, including onboarding processes and ongoing promotional touchpoints for residents.

  • Partner with cross-functional teams to activate brand standards, improve the resident journey, and support enterprise-wide marketing innovation.

  • Track KPIs, reporting on program outcomes and providing datadriven recommendations to improve marketing effectiveness.

Qualifications

Required:

  • Bachelor's degree, preferably in marketing, communications, business, or a related field.

  • 5-8 years of marketing experience with responsibilities aligned to this role.

  • Strong written, verbal, analytical, and interpersonal communication skills.

  • Demonstrated ability to manage complex projects, multiple stakeholders, and tight timelines.

  • Proficiency with the Microsoft Office suite.

  • Ability to lead through influence, build collaborative relationships, and drive alignment across teams.

Preferred:

  • Marketing experience within multisite, realestatebased service industries such as multifamily housing, hospitality, assisted living, or retail/mixeduse environments.

  • Experience managing external creative and digital agencies, and vendor relationships.

  • Familiarity with digital advertising platforms, analytics tools, CRM or leasing software, and website content management systems.
