Virtual Leasing information

What is a virtual leasing agent?

A virtual leasing agent is a professional who helps prospective tenants find and lease rental properties remotely, often using digital tools such as virtual tours, online applications, and video conferencing. They manage the leasing process without requiring in-person meetings, making it more convenient for both property owners and renters. Virtual leasing agents handle inquiries, schedule virtual showings, process applications, and facilitate lease agreements online. Their role has become increasingly important as more people seek remote solutions for finding housing.

How does a virtual leasing consultant interact with prospective tenants, and what tools are used to facilitate remote leasing?

As a Virtual Leasing Consultant, you'll primarily connect with prospective tenants through digital channels such as video calls, emails, virtual tours, and chat platforms. You’ll use property management software and virtual tour technology to showcase units, answer questions, and guide applicants through the leasing process remotely. Effective communication and familiarity with these digital tools are essential, as is collaborating with onsite teams to coordinate move-ins and handle any maintenance or support requests. This role offers flexibility but requires strong organizational skills to manage multiple leads and maintain a seamless tenant experience.

What are the key skills and qualifications needed to thrive as a virtual leasing agent?

To thrive as a Virtual Leasing Agent, you need strong sales acumen, knowledge of property management, and experience in customer service, often supported by a high school diploma or relevant real estate certifications. Familiarity with property management software, virtual tour platforms, and CRM systems is typically required. Excellent communication, organization, and problem-solving skills help build rapport with prospective tenants and manage remote interactions effectively. These abilities are essential for converting leads, maintaining occupancy rates, and delivering a seamless leasing experience in a digital environment.

Job description

Regional Manager
Chicago, IL
$105,000–$125,000+ / year

OVERVIEW

A fast-growing manufactured housing ownership group needs a Regional Manager to run day-to-day operations across its expanding portfolio. The company currently owns and operates six communities totaling roughly 550 units, with a new acquisition of about 450 units closing later this year and another 500–600 units in the pipeline after that. This is the operator role behind that growth: the person actually running the business day to day while ownership focuses on the next deal.

This is a hands-on leadership role for someone who wants real ownership over how a multi-site portfolio runs and grows.

WHAT YOU'LL DO
  • Run day-to-day operations across a growing portfolio of manufactured housing communities
  • Lead the transition of newly acquired communities — onboarding new teams, stabilizing operations, and building out community-specific processes from day one
  • Recruit, train, and retain on-site staff, including part-time on-site managers and remote/virtual leasing and back-office support
  • Own occupancy and leasing performance across the portfolio, driving results through hands-on oversight
  • Manage lot lease and park-owned home structures, understanding the operational differences between land-lease residents and structure ownership
  • Identify and execute value-add opportunities — converting park-owned homes to rentable lots, improving curb appeal and community amenities, and infilling vacant lots with new manufactured home inventory alongside manufacturer partners
  • Support ownership on new acquisition due diligence and deployment, then take full operational ownership once a community closes
  • Track and report on financial and operational performance using RentManager
  • Build scalable systems and processes that can extend cleanly as the portfolio keeps growing
WHY YOU MATTER

Ownership is moving fast on acquisitions, and this role is what turns a newly signed deal into a community that actually runs well. It's the operating model for a portfolio that's about to roughly double in size, with real input into how the company scales as it grows.

WHAT IT TAKES
  • 5-8+ years of property management experience, ideally with direct exposure to manufactured housing or land-lease communities
  • Experience managing a multi-site portfolio, not just a single property
  • A track record integrating newly acquired properties — bringing a community up to standard operations after a close
  • Strong staff recruiting, training and retention skills across on-site, part-time, and remote team members
  • Comfort with lot lease structures and the operational differences between land-lease and park-owned housing
  • Familiarity with RentManager or comparable property management software
  • A hands-on operator mindset, comfortable being the one actually running the business day to day
  • Strong occupancy and leasing instincts, with the ability to drive lease-up performance on newly acquired or underperforming communities
  • Willingness to travel regularly to a growing, Michigan-based portfolio from a Chicago home base
THE PERKS!
  • $105,000–$125,000+ base salary
  • Performance-based annual bonus of 15-20%+
  • Profit share
  • Real ownership over a rapidly growing portfolio, with a seat at the table as it scales
