Job Summary:
An On-Site Maintenance person must be familiar with basic maintenance repairs including but not limited to proper preparation and painting of units; electrical, plumbing, carpentry, etc.
Since all service requests must be submitted to the rental office, and the office coordinates re-rental of vacant units and other maintenance needs, the Roving Maintenance Person is responsible for coordinating maintenance work schedules. The Maintenance Person is required to perform his or her assigned duties for the development during a forty (40) hour workweek. Work hours are from 8:00 am to 5:00 pm, Monday through Friday. You are entitled to two 15-minute breaks, one in the morning and one in the afternoon. Due to the nature of property management, there will be an occasional emergency.
Essential Duties and Responsibilities:
You are required to walk to the grounds twice a day, once early in the morning and again in the late afternoon. This will allow you an opportunity to note the condition of the development.
1. SERVICE REQUEST:
-Completion of service requests.
These requests should be completed within a 24-hour period unless there are extenuating circumstances (i.e. parts on order; request not management responsibility; etc.).
If we do not provide prompt service, it is very difficult to require the residents to report all maintenance difficulties.
2. INTERIOR PAINTING:
3. MAINTENANCE REPAIR TO BUILDING:
4. EXTERIOR CLEANING:
a. Trash bin areas.
b. Stairwell areas.
c. Grounds
d. Parking lot (where necessary).
5. WATER & GAS METER SHUT OFF:
a. Have knowledge regarding how to shut-off in all apartments and clean out sewers.
6. MOVE-IN & MOVE-OUT PROCEDURES:
a. Assist with move-in and move-out inspections.
7. INVENTORY CONTROL:
Each maintenance person is responsible for maintaining a written inventory of all supplies and maintenance equipment. This is to be updated on a weekly basis. You are also responsible for keeping a list of reserves for replacement items.
8. SUBMIT DAILY MAINTENANCE LOG:
It is each maintenance person's responsibility to submit daily maintenance logs to the manager every Friday.
These logs will then be sent to the Central Office.
9. UPKEEP OF EXTERIOR:
a. Replace glass
b. Replace lights
c. Replace screens
d. Stucco repairs
10. DIRECTLY RESPONSIBLE TO RESIDENT MANAGER.
11. PREPARE VACATED UNITS FOR RE-RENTAL:
a. Paint
b. Clean (appliances, carpet, floors, bathroom).
c. Maintenance repair.
12. MONTHLY UNIT INSPECTIONS:

It is the responsibility of the maintenance person to see that the laundry room is cleaned daily.
This includes, but is not limited to, trash removal, washing the machines, sweeping the floors, and washing the windows.
