Prologis is seeking a Director, Customer Led Development (CLD), to support the sourcing, structuring, and execution of complex Build-to-Suit developments and land acquisitions forPrologis'top customers across the Central Region. This role serves as a critical partner to the VP, Regional Lead, helping drive deal velocity, manage execution risk, andtranslatecustomer requirements into executable development outcomes.

As part of a global capital deployment and development team delivering more than$1 billionin projects annually, you will collaborate closely with regional development, construction, capital, legal, and customer teams. The role spans all Central Region markets and works directly with the VP, Regional Lead, and a growing group of development and execution professionals.

This individual must demonstrate willingness and capability to leverageemerging technology, automation, and AI tools to improve efficiency, quality, and speed.Exercisessound judgment, creativethinking,andaccountability for outcomes.

The preferred office location is a major Central Region metro, such as Dallas, TX or Chicago, IL.

Key responsibilities include:

  • Partner closely with the VP, Regional Lead to advance Build-to-Suit opportunities with Prologis' top global and regional customers

  • Own day-to-dayduediligence,pipeline management,underwriting coordination, and transaction execution for active BTS pursuits

  • Manage cross-functional workflows spanning land, entitlements, design, construction, capital approval, and legalacross multiple concurrent pursuits while adapting to evolving customer requirements

  • Assistinidentifying, evaluating, and advancing land acquisitions and redevelopment opportunities that support current and future BTS demand

  • Support entitlement, permitting, and site readiness efforts in coordination with the regional capital deployment and development teams

  • Serve as a key point of coordination betweenthe VP,Regional Lead,development, construction, capital, legal, and market teams

  • Prepare materials and analysis to support investment committee reviews and internal approvals.Maintain organized,accuratedata on customers, sites, and active BTS pursuitsthrough pipeline management.Draft and review Letters of Intent, RFP's for BTS Proposals, NDA's/CA's, Joint Marketing Agreements, Purchase & Sale Agreements andJointVentureAgreements.

  • Cultivate engagement in Prologis Essentials with solar/battery/energy solutions as well as electric and autonomous vehicle applications to drive customer entrenchment and incremental revenue sources

Building blocksforsuccess

Required:

  • 7+years minimumrelevantexperience, including 5 years minimum experience in supporting and leading complexindustrialacquisitions and developments, preferably for a large developer

  • Experience in structuringindustrialBuild-to-Suit and speculative leases, landpurchasesand entitlements

  • Able to travel approximately 40% of the time

  • Promote a solution-minded approach to development and acquisitions

  • Understand & embrace the customer-oriented culture of Prologis and the CLD Group

Preferred:

  • Bachelor's degree in business,finance, accounting,economics,orreal estateis preferred

Hiring Salary Range of:$141,600 - $200,000. Salary and whole compensation package (bonus target <I (Long Term Incentives)) to bedeterminedby the candidate's location, education, experience, knowledge, skills, and abilities, as well as internal equity and alignment with market data.
