The firmโ€™s commercial strategy focuses on industrial and flex industrial investments where value can be created through leasing execution, tenant retention, capital investment, operational improvements, and strategic repositioning.

The Asset Management team plays a critical role in executing business plans, creating value, and driving investment performance throughout the ownership period.

Position Description:

Our client is seeking a Vice President of Asset Management to drive investment performance across a portfolio of industrial and flex industrial real estate assets. The Vice President will serve as the primary steward of assigned investments, executing business plans, maximizing asset value, and protecting investor capital throughout the investment lifecycle.

Working closely with Property Management, Leasing Brokers, Construction Management, Investor Relations, Accounting, and Portfolio Management, this individual will lead asset-level strategy, influence investment decisions, and deliver measurable financial and operational results.

This position is intended for experienced commercial asset managers with direct ownerโ€‘operator experience and a demonstrated track record of executing business plans and creating value at the property level.

Primary Responsibilities: Business Plan Execution & Value Creation
  • Lead execution of asset-level business plans and investment strategies.
  • Drive occupancy, rental growth, NOI performance, and long-term asset value.
  • Identify and execute opportunities through leasing initiatives, tenant retention, capital improvements, and property repositioning.
  • Evaluate asset performance against business plan objectives and implement corrective actions when necessary.
Financial & Strategic Oversight
  • Analyze financial and operational performance and recommend strategies to improve results.
  • Lead annual budgeting, forecasting, and business planning efforts.
  • Develop analyses supporting refinancing, valuation, hold-versus-sell decisions, and dispositions.
  • Oversee CAM recoveries, operating expense management, and capital planning initiatives.
Leasing & Operations
  • Develop and execute leasing strategies designed to maximize occupancy and rental growth.
  • Oversee lease negotiations, renewals, expansions, and major leasing transactions.
  • Direct capital improvement projects and tenant improvement programs.
  • Hold property managers, leasing brokers, and operating partners accountable for business plan execution.
Leadership & Relationship Management
  • Serve as the primary point of contact for property managers, brokers, lenders, and joint venture partners.
  • Prepare and present investment commentary and performance updates to leadership and investment committees.
  • Mentor team members and contribute to the continued evolution of the firmโ€™s Asset Management platform.
Qualifications:
  • Bachelor's degree in Real Estate, Finance or Accounting.
  • 7+ years of direct commercial asset management experience required.
  • Experience working for a commercial real estate ownerโ€‘operator, investment sponsor, REIT, or private equity real estate firm required.
  • Demonstrated success executing business plans and creating value across industrial and flex industrial investments.
  • Strong understanding of commercial leasing, lease negotiations, CAM recoveries, tenant improvement programs, capital planning, and investment analysis.
  • Experience overseeing thirdโ€‘party property managers, leasing brokers, and operating partners.
  • Exceptional analytical, communication, leadership, and organizational skills.
  • Entrepreneurial mindset with a strong ownership mentality and desire to create value.
Preferred Qualifications
  • Experience managing industrial, flex industrial, business park, or light industrial portfolios.
  • Experience executing leaseโ€‘up, repositioning, and capital improvement strategies.
  • Experience working within institutional ownership structures, joint ventures, or private equityโ€‘sponsored investments.
  • Experience with ARGUS, Yardi, Power BI, business intelligence tools, or data visualization platforms

Compensation will be based on experience and include a bonus and benefits.
