POSITION SUMMARY
The SVP, Capital Markets is primarily responsible for sourcing, structuring, negotiating, and closing debt and equity capital for complex, high-volume transactions, including bond issuances and other structured debt vehicles supporting data center and broader real estate investments. This position is critical to providing the capital strategy and financing execution needed to fuel AREP's growth, with a particular emphasis on the scale and complexity of data center transactions.
The SVP, Capital Markets reports to the Managing Director, Acquisitions and has an in-office schedule.
Primary Responsibilities:
  • Run competitive loan processes or manage brokers to identify optimal construction financing for new developments.
  • Negotiate loan documents and guaranties, manage lender due diligence coordination, and close construction financings.
  • Identify capital partners for new investments or manage third party processes for deal JV capitalizations.
  • Negotiate joint venture agreements, and work with them to diligence and close the investments.
  • Perform various financial analyses for prospective investment opportunities in Excel.
  • Create complex and dynamic pro forma models and sensitivity analyses for project cash flows and investment returns.
  • Prepare written communications and memos to investors.
  • Calculate returns assuming various capital structures.
  • Conduct property and market tours for investment qualification and competitive positioning.
  • Engaged in maintaining current and building new relationships with brokers, lenders and investors.
  • Strategically manage risk through prudent financial structuring.

Key Qualifications and Competencies:
  • Bachelor's degree required; candidates with a degree in math, real estate, business, finance, economics, a related field or additional significant relevant working experience in lieu of degree. Candidates with Masters degree are strongly encouraged to apply.
  • 10-20 years of related acquisitions experience with a proven record of success in commercial real estate experience with direct office, industrial, data center and/or residential experience. Candidates with experience in a private equity firm are strongly encouraged to apply.
  • Strong technical skills in the Microsoft Office suite including PowerPoint and advanced Excel skills.
  • Proficient in Argus.
  • Established track record of sourcing and closing transactions.
  • Excellent written communication, verbal and analytical skills necessary to communicate with brokers and investors.
  • Strong time management skills, attention to detail and commitment to follow through.
  • Ability to work in a fast-paced, entrepreneurial environment as a hands-on contributor.
  • Travel is required; approximately 10% national travel.
