Vacation Rental Onboarding information

What is vacation rental onboarding?

Vacation rental onboarding is the process of introducing new property owners or managers to a vacation rental platform or management company. It typically involves setting up property listings, configuring pricing and availability, understanding platform policies, and learning how to use booking and communication tools. The onboarding process ensures that owners or managers are equipped to maximize bookings, maintain guest satisfaction, and comply with relevant rules and regulations. Good onboarding helps properties go live quickly and efficiently, minimizing issues for both hosts and guests.

What are the key skills and qualifications needed to thrive as a vacation rental onboarding specialist?

To thrive as a Vacation Rental Onboarding Specialist, you need knowledge of property management processes, attention to detail, and experience in hospitality or real estate, often backed by relevant education or training. Familiarity with property management systems (PMS), booking platforms like Airbnb or VRBO, and digital documentation tools is important. Excellent communication, organizational abilities, and customer service skills help ensure smooth onboarding and positive owner and guest experiences. These skills and qualities are crucial for efficiently integrating new properties, maintaining high standards, and ensuring client satisfaction in a competitive market.

What are some common challenges faced during the vacation rental onboarding process, and how can new hires effectively navigate them?

New hires in vacation rental onboarding often face challenges such as coordinating with multiple property owners, ensuring accurate listing details, and managing tight turnaround times. Effective communication and strong organizational skills are essential for addressing discrepancies in property information and meeting deadlines. Team collaboration is also key, as onboarding specialists frequently work with marketing, operations, and customer service departments to ensure a seamless guest experience. Being proactive and detail-oriented helps new team members quickly adapt and contribute to successful property launches.

Business Development & Portfolio Growth Coordinator

Job Type:

Full-time | Hybrid | Saint Simons Island

Pay From: $70,000/year

About Us:

Covenant Property Management is a fast-growing vacation rental management company passionate about providing unforgettable guest experiences and top-notch service to our homeowners. We believe in streamlined operations, great communication, and high standards of careโ€”both for the properties we manage and the people who make it all happen.

Our name reflects a deep commitment to integrity, trust, and excellence in all we do. We operate from a set of guiding principles that shape how we treat our clients, guests, and each otherโ€”principles that emphasize honesty, compassion, accountability, and service. Our leadership makes decisions through the lens of these values, and our workplace culture reflects them in daily operations.

We welcome applicants who are aligned with these principles and want to be part of a team where people, purpose, and quality go hand in hand.

Position Overview:

Weโ€™re looking for someone who loves building relationships, creating opportunities, and connecting with people - especially homeowners and real estate professionals.

This is a sales-focused role centered on growing Covenant Property Managementโ€™s portfolio. Youโ€™ll identify prospective owners, build relationships, present our management services, and turn qualified leads into new management agreements.

Average earnings are approximately $70K annually based on historical performance, with no cap on earning potential. This is a commission-driven role with a guaranteed $25,000 annual base and uncapped earning potentialโ€”the more you grow the portfolio, the more you earn!

Weekly Business Development Goals

  • 5+ lead-generation meetings per week โ€” Coffee/lunch meetings with prospective owners, agents, investors, referral partners, or networking events
  • 5+ Rental Snapshots per week โ€” Share estimated rental revenue with prospective owners or agents to open the door to a management conversation
  • Weekly follow-up with active prospects โ€” Keep qualified opportunities moving and prevent leads from going cold
  • Active CRM pipeline โ€” Keep prospects, conversations, next steps, and follow-ups organized and current

  • Acquisition Bonuses

Signing bonuses are based on the property's projected annual rental revenue and are paid after the propertyโ€™s first reservation checks out and range from $250-$1,000+ per home.

Additional quarterly bonuses or commission kickers may be earned for hitting or exceeding acquisition goals. There is no cap on your earnings.

    Training

The first 60 days include paid training, shadowing, mentorship, and structured onboarding to learn Covenantโ€™s systems, sales process, management model, and local market. Depending on experience and progress, this training period may be shortened, allowing you to step into the role independently sooner.

    Key Responsibilities:

    • Generate new business through calls, email, networking, referrals, events, mailers, and other creative outreach
    • Build relationships with homeowners, real estate agents, brokers, investors, builders, and other referral partners
    • Conduct property consultations and evaluate potential homes for management
    • Prepare rental revenue snapshots and present Covenantโ€™s services and value
    • Manage prospects from initial contact through signed agreement and onboarding
    • Maintain consistent follow-up and an organized CRM pipeline
    • Develop long-term referral relationships and stay connected with past leads
    • Stay informed on the local rental market, competition, and emerging opportunities
    • Work with leadership, marketing, operations, and owner relations to ensure a smooth transition once a property signs
    • Represent Covenant professionally throughout the community and bring new growth opportunities to the team

  • Qualifications:

    • Relationship-driven and genuinely enjoy meeting people
    • Self-motivated and comfortable creating your own opportunities
    • Confident in sales conversations and asking for the business
    • Organized and consistent with follow-up
    • Competitive and motivated by measurable goals
    • Resourceful and comfortable finding solutions
    • Professional and committed to building trust
    • Community-minded and interested in growing a strong local network

    Equal Opportunity Employer

Covenant Property Management is an Equal Opportunity Employer. We provide equal employment opportunities to all qualified applicants and employees without regard to race, color, religion, sex, pregnancy, national origin, age, disability, genetic information, veteran status, or any other status protected by applicable federal, state, or local law.
