Property Readiness Specialist (Part-Time)

Lilmar Vacations is one of St. Simons Island's leading vacation rental management companies, professionally caring for more than 80 vacation homes throughout the island. Our mission is simple: deliver exceptional experiences for our guests while protecting and caring for our homeowners' investments through outstanding service, attention to detail, and operational excellence.


We're looking for a dependable, detail-oriented Property Readiness Specialist (PRS) to join our Operations Team on a part-time basis.

Schedule

  • This is a part-time position, typically averaging 20–30 hours per week, with additional hours available during peak seasons and holidays.
  • Typical workdays are 9:00 AM to 5:00 PM, with weekend availability (especially Saturdays and Sundays) required, as weekends are our busiest guest arrival and departure days.
  • Schedules are flexible based on business needs.
  • Position Overview
  • As a Property Readiness Specialist (PRS), you'll play an important role in ensuring every Lilmar vacation home is fully prepared before guests arrive.
  • You'll spend your day traveling between vacation rental properties throughout St. Simons Island conducting quality inspections, coordinating with housekeeping and maintenance teams, restocking guest supplies, and identifying issues before they impact the guest experience.
  • This is an active, hands-on position that's ideal for someone who enjoys working independently, solving problems, staying organized, and maintaining high standards.
  • Every inspection helps create an exceptional vacation experience while protecting our homeowners' investments.


A Typical Day


Every day is different, but your responsibilities may include:

  • Inspecting vacation rental homes before guest arrivals
  • Verifying homes meet Lilmar's quality standards
  • Restocking guest amenities and supplies
  • Replacing light bulbs and performing minor property touch-ups
  • Checking WiFi, televisions, HVAC systems, appliances, lighting, and home features
  • Inspecting pools, outdoor living spaces, grills, and safety items
  • Documenting maintenance concerns using company software
  • Coordinating with housekeeping and maintenance teams
  • Preparing homes for same-day guest arrivals
  • Supporting weekend turnover operations
  • Assisting with other operational projects as needed


Primary Responsibilities

Property Readiness

  • Conduct detailed inspections of vacation rental homes before guest arrivals
  • Verify cleanliness, presentation, and overall property readiness
  • Ensure appliances, electronics, HVAC systems, WiFi, lighting, and home amenities are functioning properly
  • Inspect pools, patios, outdoor furniture, grills, and exterior living spaces
  • Restock guest supplies and amenities
  • Complete minor property touch-ups, including replacing light bulbs, resetting décor, and staging homes for arrival
  • Identify maintenance concerns and document them using company software
  • Coordinate with housekeeping and maintenance teams to resolve issues before guest arrival
  • Maintain Lilmar's high standards across every property

Experience is preferred but not required. We're happy to train the right individual who demonstrates reliability, professionalism, and a strong desire to learn.

  • Valid driver's license
  • Reliable personal transportation
  • Ability to travel between vacation rental properties throughout St. Simons Island
  • Ability to lift up to 25 pounds
  • Ability to climb stairs and walk multiple properties each day
  • Comfortable using smartphones, email, Microsoft Office, and web-based software
  • Weekend availability is required
  • Ability to work independently with minimal supervision


Lilmar provides a company gas card to help cover work-related driving between vacation rental properties.
