In This Role You Will:

1. Performs functions to maintain the community’s buildings and grounds in good condition throughout the year.
2. Completes work order requisitions as assigned by performing corrective and preventive maintenance duties. Documents resolutions accurately and closes work orders promptly upon completion.
3. Performs unskilled or semi-skilled work in the installation, maintenance, and repair of mechanical, plumbing, HVAC, electrical, electronics, carpentry, security, and related facility systems and components.
4. Inspects boilers, HVAC equipment, plumbing, generators, pumps, motors and similar mechanical/electrical equipment on a regular basis; troubleshoots problems and completes repairs as appropriate.
5. Services a variety of kitchen equipment to include refrigerators, ovens, dishwashers, etc.
6. Repairs and installs doors and door hardware; changes and keys locks; installs security devices, alarm systems, pneumatic door closures and related hardware; performs semi-skilled rough and finish carpentry work.

7. Inspects and maintains electronic information, communication and control systems; ensures that sensors, controllers and transmitters are in proper working condition.
8. Assists contractors with their work, at the direction of the supervisor.
9. Performs renovation and turnover maintenance; to ensure units are completed on schedule and in accordance with the resident’s selections.
10. Cleans and maintains work and storage areas. Repairs, cleans, lubricates, and stores equipment, tools, and fixtures.
11. Participates in inventory and supply distribution processes as assigned.
12. Performs all work in a safe manner and uses safety equipment as required; secures worksites from safety hazards as necessary.
13. Performs all other duties as assigned.

Full-time weekday position

Qualifications:
  • Required: high school diploma or GED equivalent and/or a minimum of two (2) years of vocational trade experience in the installation, maintenance, and repair of building operating systems and facilities or apprenticeship; Must possess and maintain a valid driver’s license. 
  • Preferred: HVAC or higher certification
