Job description

1.ย  ย Position Summary and Job Magnitude

The Maintenance Services Supervisor must ensure that the entire building is in good working order at all times. This includes a combination of preventative maintenance tasks, daily repair requisitions, and supporting outside contractors when on site.

2.ย  ย Essential Functions and Basic Duties

ย  ย  ย  Preventative maintenance is necessary for all aspects of keeping the building running smoothly.ย  ย  ย  ย  ย  Some of the responsibilities involved with this position include but are not limited to:

  • Daily checks of the building and equipment
  • Check utility meters on daily basis to monitor consumption
  • Check standpipes and fire panel on a daily basis
  • Check all fire extinguishers are at their proper levels and intact
  • Keep detailed records of all maintenance and inspections
  • ย Develop capital plans and sourcing replacement components for systems that have reached the end of their operational life cycle
  • Approve, maintain, and control revenues and expenses related to maintenance and outside contracting
  • Ensure that all reporting employees adhere to company policies and procedures
  • Responsible for the recruitment, hiring, training and scheduling of staff
  • Oversee the tasks and functions of staff to ensure they are maintaining exceptional physical plant and cleanliness standards
  • Meet regularly with staff and union representatives to facilitate resolution of issues and adherence to standards and completion of assigned tasks or required duties
  • Participate in on-call responsibilities on evenings and weekends and respond to facility, student and guest emergency or crisis situations
  • Routinely inspecting various elements of buildings and grounds, like elevators, fire alarms, security cameras and sprinkler systems
  • Perform other duties as required
  • Daily repair requisitions are to be completed in a timely fashion to ensure proper buildingย operation and customer satisfaction. Tasks can include, but are not limited to:
    • Daily supervision of Maintenance Team and outside contractors
    • Audit repair requisitions to ensure tasks are completed in a timely fashion
    • Manage inventory and supplies for the maintenance operation
    • Basic plumbing repairs and replacement, including unclogging toilets
    • Fix damaged sections of drywall
    • Maintain interior finishes, including vinyl wall coverings and painting
    • Complete general janitorial tasks such as garbage collection, spill cleanups, and others as required
    • Keep detailed records of all work in good standing
    • Provide on-call support and availability beyond standard working hours, as operational needs require.

ย  ย  ย  Health & Safety

  • Require employees work in the manner and with the protective devices, measures and procedures required by the OHSA, regulations, and Campus Living Centres (e.g. wearing safety shoes, confining hair, jewelry or loose clothing around moving parts, etc.)
  • Ensure the Personal Protective Equipment required for all subordinates job is readily available, in good working condition and ensure usage is recorded
  • Ensure all trainings required for each task are identified, documented, and readily available
  • Ensure all WHMIS 2015 regulated supplies and SDS sheets are readily available
  • Ensure hazard identification, labelling, and any additional chemical safety resources and documents are up-to-date and available for all workers.

ย  ย  3.ย  ย Qualifications

ย  ย  ย  ย  ย  Education: High School Diploma, Recognized College Diploma preferred

ย  ย  ย  ย  ย  Skills/Abilities: ย ย 

  • Knowledge of commercial electrical, plumbing and HVAC systems
  • Must be competent with general physical plant repairs
  • Must possess positive attitude towards work and learning
  • Must be able to handle multiple projects at once
