Position Summary
The Leasing and Marketing Manager is responsible for leading the leasing and marketing strategy for the community, driving occupancy, revenue, and resident retention. This role oversees leasing execution, marketing initiatives, and team performance, ensuring alignment with company standards and achievement of property goals.
What You'll Do
Leasing & Sales Leadership
  • Lead all leasing activities including tours, sales calls, and closing efforts
  • Ensure leasing goals, occupancy targets, and revenue objectives are achieved
  • Maintain high standards for tour experience and sales execution
  • Ensure model units and tour paths are always show-ready
Marketing Strategy & Execution
  • Develop and execute weekly, monthly, and annual marketing plans
  • Analyze market trends, university data, and competitive positioning
  • Adjust strategies to optimize traffic, conversions, and occupancy
  • Manage marketing channels, advertising sources, and content
Campus & Community Engagement
  • Build and maintain relationships with university departments and organizations
  • Identify and execute marketing opportunities tied to campus events and calendars
  • Coordinate outreach efforts including housing fairs, student events, and local initiatives
Team Leadership & Development
  • Assist General Manager with hiring, training, and coaching leasing team members
  • Develop training programs focused on leasing, touring, and customer experience
  • Manage leasing team schedules and performance expectations
  • Provide ongoing feedback and development support
Reporting & Analytics
  • Track and report on leasing performance, traffic, and conversion metrics
  • Conduct market research including enrollment trends and housing developments
  • Prepare and analyze reports to inform strategy and decision-making
Compliance & Administration
  • Review and approve leasing files for accuracy and completeness
  • Ensure adherence to company policies and leasing procedures
  • Maintain confidentiality and compliance with applicable regulations

Work Schedule
  • Primarily Monday-Friday

Physical Requirements
  • Ability to walk the property and conduct tours regularly
  • Frequent use of computer and office equipment
  • Ability to communicate effectively in person, phone, and written formats
  • Occasionally lift up to 30 lbs.
  • Ability to travel locally and occasionally overnight as needed
