Job Summary

The Selling Sales Manager is responsible for selling new homes in Pulte's conventional communities; promoting Pulte Mortgage; managing and coordinating Sales Trainees and Hostesses; and implementing and maintaining sales policy & procedure.

The schedule for this position includes all non-exempt holidays and weekends.

This position requires onsite attendance 5 days per week in the Boston, Massachusetts area.

Primary Sales Responsibilities

  • Maintain knowledge of local markets, competition, Real Estate laws/rules, public opinion, local and national trends and any government proposed regulations related to the home-buying industry. Complete competitive studies for management upon request.

  • Manage and maintain signage and marketing trail. Supervise the maintenance of model homes, checking for cleanliness, repairs needed, etc.

  • Supervise and coordinate the Sales Host Persons, Sales Associates and Sales Assistants, ensuring that sales center is fully covered, open and operational during stated business hours.

  • Plan an effective personal sales presentation and successfully apply that plan. Attain established sales volume goals. Monitor and meet CSMS goals.

  • Conduct interviews to all prospects for current/future home sales, make presentations to model visitors, and demonstrate the models, spec homes and the amenities of the community.

  • Explain principal and interest payments, taxes, insurance, CC&R's (deed restrictions), homeowner associations and club/golf membership plans.

  • Prepare required paperwork for each home sale and for prospective purchasers.

  • Promote and represent Pulte Mortgage to buyers. Track and improve capture rate for market.

  • Communicate with and assist Pulte Mortgage on customer loan status and requirements to expedite the processing and closing of all cases.

  • Keep buyer updated as to construction start and completion dates and remain actively involved in the sales process through closing.

  • Communicate properly, to the appropriate departments, any customer requests for information or service.


Management Responsibilities

  • Provides continuous coaching with regard to functional and leadership standards (technical skills and behaviors)

  • Ensures appropriate staffing to meet department needs

  • Utilizes recruiting and selection tools/processes to build organizational talent

  • Delegates work according to employee's abilities and skills

  • Evaluates employee's performance and plans development opportunities in accordance with that performance

  • Provides developmental opportunities through identification of internal and external training opportunities

  • Creates opportunities for employee growth

Required Education

  • Minimum Bachelor's Degree or equivalent

  • Appropriate license or certifications as required by the state

  • Valid Driver's License because driving is an essential function of this position.

Required Experience

  • Related Functional Experience: Minimum of 3-5 years

  • Time in position: Minimum of 2 years at a supervisory level

  • Knowledge of title and sales procedures and Microsoft Office Software.

  • New home sales experience (6 months minimum)

  • Computer proficiency (email, work processing, operations, etc)

  • Ability to work all posted hours of operation. Opening and closing of model park and sales center must be conducted before and after posted hours

  • Ability to work weekends and all non-exempt holidays

Pay Information

$35.00 - $40.00 per hour while in Training

$85,000 annual draw + commissions as Selling Sales Manager
Anticipate pay range of of $85,000 - $200,000 per year, including draw and commissions as a Selling Sales Manager.

All Sales Consultants, except those in CA, are ineligible for paid time off, but receive 8 paid sales holidays in addition to either 23 or 28 days off based on years of service comprised of unpaid time off and paid sick time if applicable in their state. Employees are eligible to participate in the Company's 401(k) Plan. Employees (and their eligible dependents) are eligible for medical, dental, and vision insurance coverage.

Employees are covered by company-paid disability, basic life insurance and parental leave. Voluntary insurance coverage options, including critical illness, accident and hospital indemnity, are also available. In addition, the Company offers an Employee Assistance Program and tuition reimbursement (as applicable). Employees may also be eligible for other state required benefits such as paid family and medical leave insurance and/or paid sick time as applicable.
