Job description

Status: Exempt

Reports To: Director of Construction

Summary of Position: The Estimator is responsible for estimating construction jobs such as tenant improvements, remodels, and renovations. The Estimator may also source materials and other needed resources (such as subcontractors or equipment) for projects to ensure the lowest acquisition cost possible.

The ideal candidate possesses strong knowledge of hospitality renovation sequencing, occupied-hotel logistics, FF&E coordination, procurement timelines, labor forecasting, and subcontractor management. The Estimator plays a critical role in project profitability, risk management, budgeting accuracy, and operational execution from preconstruction through project turnover.

Job Responsibilities/Essential Functions:

  • Estimating from blue Print
  • Providing written proposals
  • Effective communication with customer and team members to ensure complete understanding of project scope
  • Evaluating pre-existing site conditions through on-site visits with Customer and/or subcontractors in order to provide a correct bid
  • Negotiating pricing with suppliers, subcontractors, and sellers
  • Gather thorough estimates from all parties including subcontractors, project material quantities, owner-approved items, and labor
  • Interpreting and reviewing subcontractor quotes for comprehensiveness
  • Utilizing software package to put in quote estimates
  • Evaluate potential suppliers and subcontractors and negotiate best pricing as well as volume discounts
  • Assist with the ordering of materials by issuing purchase orders and scheduling deliveries
  • Assist with valuing and formation of change orders
  • Acquire specs and cut sheets for plumbing fixtures, tile, cabinets, appliances, etc. as selected by Customer and identify those items with long lead times.
  • Identify budget shortfalls/windfalls via project autopsies and improve estimating process and database accordingly
  • Assisting when a project is in progress to resolve pricing, entries, and logic inquiries • Maintain cost database/pricing updates in estimating software package and evaluate systems to streamline estimating process
  • Coordinating sub-contractors as needed
