Indus Management Group is a property management company in Houston specializing in renovating and restoring distressed multifamily properties. With our first acquisition in 2002, Indus Management Group currently manages 38 apartment complexes in the Houston area. We specialize in the Class B & C property space, with over 10,000 units under management. Our goal has always been and continues to be to convert distressed properties into uplifted communities.


Job Summary:ย 

The Ticket Runner ensures overall maintenance of the property by troubleshooting and repairing all aspects of the apartments, leasing office, and property areas. This includes, but is not limited to plumbing, electrical, heating/cooling, carpentry, appliances, painting, and drywall.ย ย ย 


Education: Noneย 

Experience: Minimum one (1) year of maintenance experience in the multifamily property management industryย 

License/Certification(s): Valid state driver's license and current automobile insuranceย 

Knowledge/Skills/Abilities:

  • English/Spanish fluencyย 
  • Basic computer and smartphone skills
  • Effective verbal communication and customer service skillsย 
  • Demonstrates professional and respectful behaviorย 
  • Ability to perform physical labor and to lift heavy objects
  • Ability to understand and execute basic instructions
  • Ability to multi-task, use good judgment, and contribute to a team approach to work
  • Must be able to lift, pull, push, and carry at least 50 pounds
  • Ability to travel locally to onsite communities, the corporate office, affiliated organizations, and local municipalities

Requirements

Principal Responsibilities:

  • Must be willing to work on call as needed
  • Must have a professional, neat, and clean appearance daily
  • Schedules and completes preventative maintenance of units
  • Works within the safety guidelines outlined by the Maintenance Manager and/or the Company
  • With own maintenance tools, repairs structures such as showers, sinks, appliances, doors/cabinets, walls and building exteriors
  • May maintain and assist in the repair of HVAC systems as requiredย 
  • Maintains property by reporting issues and assisting with cleanup, landscaping, etc.ย 
  • Executes electrical, plumbing, carpentry, masonry, and painting tasks as requiredย 
  • Provides excellent customer service to residents and internal stakeholders
  • Prioritizes resident service requests/work orders and ensures they are completed in a timely fashion
  • Performs exterior building light checks and assists with repairs and replacement as required
  • Must be proficient in the use of general maintenance equipment, including, but not limited to, hand tools, paint equipment, electrical saws, ladders, and associated required safety equipment


Principal Responsibilities continued:

  • Reviews closed tickets daily and seeks resident feedback
  • Other duties as assignedย
