Job description

New Home Sales Consultant Immediately needed in a new community in Baytown, TX

**THIS IS A COMMISSION ONLY POSITION**

An experienced sales professional who makes a significant contribution to Sullivan Brothers Builders sales efforts by continually reaching and exceeding sales goals.  A demonstrated strong command of sales concepts and lead management. This position represents Sullivan Brothers Builders by properly communicating company policy and procedures regarding product and service to all prospects.  Conducting themselves at all times in an ethical, professional manner consistent with good business practice and established policy.  Identifying and qualifying prospects in order to secure sales.  Initiating, monitoring and expediting the home buying process in order to reach their company established sales goals. 

Duties and Responsibilities:

  • Meet or exceed monthly sales goals and performance expectations.
  • Build relationships with prospective buyers through phone calls, emails, text messaging, community events, and model home visits.
  • Guide customers through every step of the sales process, from initial inquiry through closing.
  • Maintain expert knowledge of Sullivan Brothers Builders' homes, floor plans, communities, construction process, and available inventory.
  • Conduct ongoing competitive market research by visiting surrounding communities and analyzing market trends.
  • Maintain the model home and community presentation to company standards.
  • Work closely with construction, lenders, title companies, and internal departments to ensure a seamless customer experience.
  • Accurately manage customer information and follow-up activities within the company's CRM system.
  • Attend all sales meetings and company functions.

Qualifications:

  • Valid Texas Driver's License.
  • Preferred minimum of five (5) years of successful sales or customer service experience.
  • Previous experience in new home sales or real estate is strongly preferred.

 Skills and Knowledge:

  • Proven ability to meet or exceed sales goals in a commission-based environment.
  • Exceptional customer service and relationship-building skills.
  • Strong verbal and written communication abilities.
  • Highly organized with excellent follow-up and time management skills.
  • Positive attitude and collaborative team player.
  • Ability to explain construction, design features, and financing concepts in a customer-friendly manner.
  • Strong objection-handling and negotiation skills.
  • High emotional intelligence with the ability to adapt communication styles to different customers.
  • Ability to work from a model home or temporary sales office.
  • Ability to walk homesites and construction areas in various stages of completion.
  • Ability to travel to surrounding communities for market research and company training.
  • Experience using CRM platforms and digital sales tools.
  • Basic understanding of mortgage financing is preferred.
  • Proficiency with Microsoft Office and common business applications.
