Job description

Job Title: Lead Building Engineer

Job Description

As a Lead Building Engineer, you will assist in the daily supervision of engineering staff assigned to specific properties or regions. You will manage daily activities and contractors, proactively performing necessary service, repair, and maintenance of equipment. Your role is crucial in consistently improving building operations to ensure tenants receive the highest quality of comfort, safety, and services. Operations include servicing, troubleshooting, maintaining, and operating HVAC systems, electrical systems, emergency generators, plumbing and boiler systems, fire and life safety systems, and their support equipment. You will also track, monitor, and document energy usage to maintain efficient operations.

Responsibilities

  • Perform all duties of Engineer III as directed.
  • Manage, supervise, train, and delegate tasks to engineers or maintenance assistants assigned to your specific property or region.
  • Document and report all employee-related issues to the Chief Engineer.
  • Enforce company policies, safety protocols, and standard operating procedures.
  • Operate, service, troubleshoot, and maintain various mechanical and electrical equipment and systems in buildings.
  • Perform routine checks and testing of electric motors, pumps, fans, and VFDs.
  • Perform preventive maintenance on equipment, including filter changes and lubrication.
  • Clean and maintain cooling towers and other equipment as needed.
  • Check and record temperature, pressure, water flow, and water treatment chemical readings.
  • Provide recommendations for upgrades and enhancements to equipment and operations.
  • Respond to tenant service calls and perform duties to correct emergency situations.
  • Obtain RFPs, coordinate, schedule, and work closely with vendors and contractors for projects.
  • Assist in snow and ice removal from building exteriors where applicable.
  • Perform locksmith duties.
  • Provide budget recommendations and pricing on special projects as directed.
  • May patrol and inspect assigned building(s).
  • Order tools, parts, and equipment needed.
  • Train and delegate tasks to less experienced engineers.
  • May work after hours or overtime as requested, including weekends and holidays.

Essential Skills

  • Minimum of eight years of experience in commercial building engineering or maintenance.
  • High School diploma or general education degree (GED).
  • Valid driver's license and clean driving record.
  • Experience reading and interpreting blueprints, safety rules, and maintenance instructions.
  • Experience with pneumatic and DDC controls.
  • Proficient in computer use, including Microsoft Office and email.
  • Excellent customer service, communication, and managerial skills.
  • Universal CFC Certification.
  • DLLR Stationary Engineers License or equivalent.
  • DLLR Mechanical Apprentice License or better or equivalent.

Additional Skills & Qualifications

  • General Certificate of Engineering or other training certifications.
  • DLLR Journeyman Mechanical License or better or equivalent.
