Job description

Turn Technician – Paint & Surfaces Specialist (Temporary Assignment)

COMMUNITY SUCCESS DIVISION

Who We Need We’re seeking a highly skilled painter who can deliver consistent, high‑quality surface restoration across multiple communities. As our Paint & Surfaces Specialist, you’ll serve as a “floating” painting expert, supporting unit turns and special projects at all six of our Seattle‑area properties — spanning from Mountlake Terrace to the Central District. Reliable transportation is essential.

This is a temporary role through December 31, 2026, with the possibility of extension depending on business needs.

What You’ll Do In this role, you’ll bring technical precision, speed, and craftsmanship to every unit:

  • High‑Volume Painting: Deliver consistent, professional‑grade painting across walls, ceilings, trim, doors, and cabinetry. Ideal productivity is 1,500 sq ft/day — typically 2 studios, 2 one‑bedrooms, or 1 two‑bedroom unit per day.

  • Surface Preparation: Patch, sand, caulk, and prime surfaces to ensure optimal adhesion and a clean, uniform finish.

  • Finish Restoration: Repair and refinish surfaces including cabinetry, trim, and other interior finishes to extend their useful life and maintain aesthetic standards.

  • Quality Assurance: Inspect completed work to ensure surfaces meet Forge’s standards for cleanliness, consistency, and resident‑ready presentation.

  • Material & Tool Management: Maintain paint, supplies, and equipment; ensure efficient usage and minimal waste.

  • Cross‑Property Support: Travel between properties as needed to support unit turns, special projects, and common‑area refreshes.

  • Professional Conduct: Interact respectfully with residents when working in occupied units, maintaining professionalism and care for their space.

Your Impact Will Be Measured By

  • Quality and consistency of finished surfaces

  • Daily painting productivity and unit turn completion time

  • Material usage efficiency

  • Collaboration with site teams and Facilities

  • Resident satisfaction with in‑unit surface work

  • Proactive identification of surface issues

The Ideal Match

You’re an experienced painter who takes pride in delivering clean lines, smooth finishes, and consistent results. You understand the pace and expectations of unit turns and can balance speed with quality. Residential or commercial painting experience is essential, and additional skills in surface repair or restoration are highly valued. You thrive in a role that requires independence, mobility, and craftsmanship.

Compensation & Position Details

  • Hourly Rate: $38/hour, paid semi‑monthly

  • Employment Type: Full-time, temporary through December 31, 2026 (extension possible based on business needs)

  • Bonus Structure: Eligible for renewal bonuses and annual performance bonus per company program

  • Reports to: Regional Facilities Manager

  • Location: Seattle‑area field role; supports all six properties from Mountlake Terrace to the Central District

Connection to Our Mission

Your work directly supports our mission to create valued communities where vivid stories unfold. By delivering high‑quality painting and surface restoration, you help ensure every unit feels fresh, welcoming, and ready for residents to make it their own.
