MINIMUM QUALIFICATION REQUIREMENTS

Knowledge/Experience

1.0High School Diploma or GED required. College degree and/or Construction Management Certified is a plus.
2.02+ years of customer service experience in a progressively responsible environment.
3.02+ years of residential construction industry experience preferred.

Skills/Abilities

1.0Must possess excellent oral and written communication skills.
2.0Must be competent in the use of Microsoft Outlook, Word, Excel, and current Windows operating systems.
3.0Must be capable of learning new technologies for virtual homeowner support.
4.0Must possess excellent organizational and time management skills and have ability to maintain a calendar with multiple commitments/deadlines, completing all tasks in a timely manner.
5.0Ability to provide homebuyers with an exceptional level of customer care.
6.0Ability to fulfill promises to Homebuyers with a high degree of integrity.
7.0Ability to delegate and follow through to completion of delegated tasks.
8.0Self-motivated. Strives for continuous improvement and takes pride in all work performed.
9.0Projects professionalism at all times.
10.0Demonstrates an ability to solve problems. Generating solutions and implements them.

JOB SUMMARY

Provide exceptional customer service to everyone daily. Responsible for the overall management of delivering exceptional customer service in interacting, evaluating, scheduling and supervising the homeowner warranty repair process. Associate will always maintain professional image and calm demeanor especially when handling difficult, demanding or emotional customers. Ensures accurate processing of all paperwork associated with warranty requests, work orders, back charges, temporary labor and trade partners. Provides leadership, technical knowledge, and administrative skills to resolve day-to-day warranty requests. Responsible for supervising the productivity, quality of work and cost associated with assigned temporary labor staff. Actively participates in the safety and quality maintenance of the overall site. Must have good knowledge of Fit & Finish, Manufacture Warranty, Homeowner Maintenance procedures and remediation requirements.

While performing the duties of this job, the associate is regularly required to talk and hear. The associate frequently is required to walk, sit, and stand. The associate must occasionally lift and/or move up to approximately 50 pounds. The noise level in the work environment is usually moderate to loud.
Essential Duties and Responsibilities
1.0Participate in identification and completion of QPR7 items in accordance with NAHB guidelines. Helps construction team follow-up with trades and resolve discovered items.
2.0Assist the construction team with the coordination and completion of the QPR7 checklist.
3.0Participate or conduct Customer Walk Throughs and Home Delivery's with the homeowner and other construction team members. Conduct and support tours according to current division script and guidelines.
4.0Will participate in all homeowner orientation meetings, such as House to Home events & Frame walks.
5.0Actively participates in weekly community meetings, Customer Care and Construction Meetings, mandatory company functions, committees, seminars, and any other appropriate meetings.
6.0Always represents a professional image and maintains the confidentiality of Shea Homes, Trade Partners, Associates and Homeowners.
7.0Informs the Customer Service Management team of unusual and exceptional customer service issues to determine who will conduct the work and follow-up.
8.0Review 1-5-11 report and schedule the 1-month, 5-month, and 11-month appointment dates, clearly setting expectations for the next appointment during each interaction. Follow and execute division script and checklist at the respective appointment.
9.0Repair small items as appropriate.
10.0Schedule, complete and document resolution to any customer service/warranty request within division standard timelines.
11.0Self-manage to coordinate and supervise all service requests through completion and Homebuyer sign-off.
12.0Promptly respond to emergency service requests that are received during or after business hours.
13.0Perform Compass report review on a bi-weekly basis. Keeping all documentation up to date.
14.0Identifies customer needs and concerns. Looks for trends based on community and trade performance history.
15.0Utilizes empowerment and sound judgment to balance Customer/Trade Care and cost to Shea Homes. Authorized to approve repairs up to $1,000 and make recommendations to Customer Care Management on repairs exceeding their limits.
