The Facilities Maintenance Specialist assists with the maintenance and operation of all mechanical equipment, appliances, building related systems, and routine general maintenance. This position works closely with the Chief/Lead Engineer and Facility Manager in all areas of building operations. Ensure high standards of customer service at all times and professional at all times.

SPECIFIC FUNCTIONS AND RESPONSIBILITIES:

  • Perform scheduled maintenance and building repairs, including equipment testing, changing ceiling tiles, light bulbs, filters, ballasts, etc.
  • Competently handle routine tenant comfort calls.
  • Perform unscheduled maintenance calls, including routine plumbing emergencies, minor equipment malfunctions, hot/cold calls, electrical and lighting repairs, locksmith functions and minor structural repairs (ceiling, floor, door, etc.)
  • Coordinate and provide set-up for events and meetings, during business and non-business hours, to include table and chair configurations.
  • Assists with customer furniture and box moves.
  • Assists with HVAC and mechanical duties as necessary.
  • Assist with escort and routine monitoring of service contractors.
  • Monitors building operational supplies and maintains cleanliness of storage areas.
  • Monitor, Track and Record work related activity and requests in Computerized Maintenance Management System.
  • Respond to emergency calls after hours on a rotating basis.
  • Be able to identify and communicate items of technical concern to their supervisor.
  • Demonstrate initiative to attend formal technical training and improve skill set.
  • Promote and maintain a safe work environment.
  • Perform other duties as required.

REQUIRED SKILLS, EDUCATION AND EXPERIENCE

  • Knowledge of and experience in mechanical concepts, HVAC principles, basic electrical, and basic plumbing.
  • Evidence of mechanical aptitude.
  • Excellent customer service skills.
  • Good verbal, written communication and computer related skills.
  • Valid driver's license and satisfactory driving record.
  • Working knowledge of hand and power tool operation and safety.
  • Ability to lift 50 to 100 pounds.
  • Ability to climb ladders.
  • Ability to pass a drug screen and a criminal background check.
  • Self-starter, motivated, team player with the ability to prioritize work.
  • Demonstrated willingness and ability to work independently and productively and to accept direction.
  • Highly organized and excellent record keeping abilities.
  • High school diploma or equivalent level of education.

COMPENSATION AND BENEFITS

Competitive compensation and benefits including, but not limited to, a full range of health care benefits, paid time off, and 401K, are available.

Salary range $54,000-66,000 per year based on experience.
