The Project Manager is responsible for and implements the overall project plan for construction activities delivering projects to meet the budget and pre-determined time frame expectations. This role is responsible for overall management direction on multiple commercial construction projects while adhering to company culture, standards, and procedures as outlined by READY Construction leadership. The PM is responsible for developing, supporting, and maintaining a positive working relationship with all stakeholders; including the Owner, Construction rep, Architect, Engineer, and AHJ. 

Essential Duties: 

  • Manage, Support and provide direction to the project Superintendent during project and through closeout 
  • Create and manage project schedules, resources, and budgets 
  • Work closely with company administrators to manage documentation and billing; such as purchase orders, change orders, and close out documents 
  • Communicate frequently and honestly with the client, internal team, subcontractor, vendors and material suppliers 
  • Build and maintain client relationships 
  • Provide weekly updates to all stakeholders to include OAC meetings with owners and schedule/financial reviews with READY leadership
  • Work with and assist the estimating team before, during, and after projects are bid 
  • Represent the company through collaboration and interaction during project meetings and with project participants during the process to manage the project 
  • Proactively engage in frequent site visits with the project Superintendent and other project team members

Additional Responsibilities include:  

  • Safety and Quality Standards 
    • Review standards, understand expectations, and manage the company safety program with all persons entering project to include Superintendent and trade partners 
    • Hold all persons accountable for a safe work environment
    • Ensure the project is constructed per plan and specifications with an exceptional quality 
  • Superintendent and Subcontractor Management 
    • Work with Estimator to prequalify new Subcontractors being contracted 
    • Frequent communication with the Superintendents regarding project status 
  • Oversee Superintendents to ensure trade partners are effectively scheduled  for proper coordination of labor, material, and equipment
  • Understand trade material lead times and track weekly, starting at procurement
  • Work with company administrators to gather close-out documents with correct data and information from Superintendents and Subcontractors 
  • Communication & Teamwork 
    • Working with peers and management to find solutions for Superintendents and Subcontractors on job site questions/issues 
    • Maintaining consistent, professional communication with clients, team members, subcontractors, vendors and materials suppliers 
    • Host weekly OAC meetings with clients to review job progress and discuss upcoming schedule of work and publish minutes of OAC meetings
    • Review and approve Superintendent updated 3-week look ahead before Superintendent distributes to the trades and vendors. Master schedules to to get updates and distributed to the project team including the owners, subcontractors, and READY team  
  • Organization and Multi-Tasking 
    • Successfully manage multiple schedules and budgets simultaneously to reduce risk and maintain profitability
    • Ensure the Construction Project Superintendent implements the overall project plan for construction activities delivering projects within budget and pre-determined time frames. This role is responsible for overall management direction on multiple commercial construction projects while adhering to company culture, standards, and procedures as outlined by READY Construction leadership.
  • Submittals and RFI’s 
    • Administer the process to gather submittals, obtain approvals, and distribute as necessary 
    • Administer the RFI process to ensure details are understood, distributed to trades, and implemented 
  • Budgets 
    • Track project costs from start to finish
    • Work with Director of Construction to write and negotiate the correct scopes of work  
    • Build the budget using the information from Estimating to create the SAGE project
    • Work with Project Coordinator to issue the Notice of Award for contracts 
    • Work with Project Coordinator to issue purchase orders 
  • Manage change orders issued to subcontractors and owners 

Minimum Requirements:  

  • 5+ years of commercial construction project management experience for a commercial general contractor with a proven record of successful relationships and profitable projects
  • Support and conduct business while living the READY Construction CORE Values
  • Ground-up experience with a variety of building structures  
  • Restaurant, retail, and fuel station experience strongly preferred 
  • Excellent computer skills for Microsoft Applications, Estimating and Project Management Applications, SAGE construction platform 
  • Excellent verbal and written communication skills 
  • Ability to work through multiple tasks as required 
  • Excellent organization skills 
  • Ability to sustain an environment of Integrity, Trust, and Respect 
  • Competency to interpret and understand construction plans, specifications, standard practices, means, and methods 
  • Familiar with Kitchen Equipment and related MEP’s 
  • Ability to function in a fast-paced environment  
  • Must be a self-starter with the ability to work independently and with the project team 
  • Must be able to travel to projects. Overnight travel may be required.
