Your Mission: The Director of Facilities is to lead the Facilities teams by demonstrating the importance of their roles while holding paramount the health, safety, and welfare of the residents and staff always. Responsibilities include performing a wide range of operational tasks and applying facilities management knowledge which plays a crucial role in the overall health of physical assets. To achieve this level of responsibility, the Director of Facilities must ensure that all facilities standards are well known and enforced by staff.

Key Responsibilities:

  • Provide efficient operational control and supervision of the Facilities Department while ensuring the enforcement of Sun Health standards and expectations for designated buildings and community.
  • Responsible for vetting and hiring of qualified team members and creating and asserting team dynamics and culture. The culture at Sun Health encourages methods that allow staff members to fully contribute and engage in their departments and to provide career satisfaction for productive employees.
  • All related employee paperwork will be completed and maintained in accordance with company policy.
  • Attend and engage in regularly scheduled Director of Facilities meetings conducted by the Vice President of Facilities Management, leadership and staff training, in addition to and engaging in departmental and company meetings as required.
  • Understand and capitalize on the support provided to the Director of Facilities by the office of the Vice President of Facilities Management for improving processes and policies in the best interest of the department and Sun Health overall.
  • Communicate and promote professional interactions within the community with residents, guests and other staff. Promotes a safe work environment and a spirit of superior customer service in all activities and functions, setting an example for all employees to follow. Team members are expected to always respect and promote resident rights.
  • Train team members in use of facility equipment and emergency procedures as required.
  • Manage and ensure accountability of all department team members including schedules, individual work performance (i.e. assuming personal responsibility for ensuring the execution of a specific deliverable within a specific timeframe), and staffing to account for absences.
  • Demonstrate the Sun Health Mission and Values.
  • Responsible for overall mechanical health of community and maintaining all mechanical systems including HVAC-R, electrical, plumbing, and commercial kitchen equipment. The Energy Management System is also an integral part of this responsibility.
  • Utilize and manage the CMMS system to ensure the timely completion of work orders and Preventative Maintenance tasks for all assets, equipment, buildings, and building systems.
  • Oversees the operation of all campus fire and life safety systems in compliance with local jurisdictions at a federal/state/city level.
  • Understand Sun Health document management policies and manage all documentation in accordance with those policies especially in relation to the regulation and safety requirements.
  • Takes a leadership role in the Life Safety Program to include emergency preparedness audits and surveys to ensure a safe and accident-free work environment in compliance with company, state, federal, OSHA, building and health department laws and regulations.
  • Must be personally available to attend all life safety surveys conducted on campus by the state/city/county surveyors.
  • Identify potential hazards and risks that may arise in the event of an emergency; develop plans to mitigate or manage those risks. Plan, coordinate, and facilitate safety and evacuation meetings and drills as required.
  • Using the established Facilities Department Budget Standards policy, plan, prepare, execute and track fiscal budgets and maintain strict controls of expenditures to remain within the budget throughout the year.
  • Prepares and maintains capital expenditure budget/forecast for facilities department and property renovations.
  • Provide oversight and monitoring of all utility usage. This task to include prioritizing and implementing the established procedure to ensure the accuracy of the data provided necessary for recording campus key performance indicators for the Sun Health dashboard.
  • Responsible for planning, supervising and leading the Facilities team, landscape team, and vendors/contractors engaged in landscape preservation, restoration, construction, maintenance and management on the campus.
  • Responsible for implementing the established Unit Turn of Vacated Independent Living Units procedure to reduce costs with consistent standards, and to improve the move-out to move-in time frame for prospective sales in coordination with the Design and Sales teams.
  • Assists administration with planning of facility expansion/renovations and participate in campus construction projects and new building turn over to operations.
  • Respond to emergencies situations, resolve conflicts, identified deficiencies, and issues following reporting, Root Cause Analysis (RCA) and corrective action requirements.
  • Conduct facility site walks at both designated and sister communities.
  • Maintains company, industry, and trades best practices including new or improved techniques, equipment, programs, or materials that will improve the overall operation of the department and reduce the operational cost.
  • Facilitate and maintain relationships between the Sun Health organization and vendors/contractors. Negotiate contracts, enforce existing Vendor Practices standards while on campus, and regularly review efforts/results to ensure the best available vendors are operating on campus.
  • Hire, direct, develop and collaborate with Housekeeping Manager. Initiate or participate in all department terminations in accordance with company policy and guidelines.
  • All other duties as assigned.

Your Qualifications:

  • Bachelor's Degree or Facilities Management Certification or appropriate education of similar experience working as the director of a similar facility hire desired.
  • HVAC Certification Preferred.
  • Current Driver License and ability to operate company vehicles required.
  • Possess current or has the ability to obtain a Level 1 Fingerprint Clearance Card is required.
