Job description

As our Land Development Project Manager, you will hold the keys to the kingdom. This is a comprehensive, full-lifecycle role. You won’t just pass papers or just manage dirt; you will champion our projects through both the front-end entitlement process and the physical, heavy-civil site development phase. You will be the vital bridge turning raw acreage into award-winning communities.

Compensation:

$80,000 - $120,000 yearly


Responsibilities:
  • Entitlements Approvals: Navigate local jurisdictions across the Greater Portland Metro area. Secure zoning changes, land-use approvals, and site-development permits within critical timelines.
  • Physical Site Development: Take charge of the field. Coordinate grading, heavy civil earthwork, wet/dry utilities, and paving. Ensure the site is physically delivered to our homebuilding teams on time and within budget.
  • Consultant Vendor Leadership: Direct civil engineers, traffic consultants, environmental experts, and heavy civil contractors. You aren’t just a coordinator—you are driving the bus.
  • Budgeting Scheduling: Build, track, and optimize master project schedules and development budgets, proactively mitigating risks and controlling costs before they impact the bottom line.

Qualifications:
  • Experience: 3+ years of hands-on project management experience handling both land entitlements and physical site construction/civil development.
  • Local Savvy: Strong familiarity with the Pacific Northwest regulatory landscape, local jurisdictions, and permitting processes (experience with local stormwater, grading, and utility district compliance is highly valued).
  • Technical Literacy: Ability to confidently read, interpret, and redline civil engineering plans, utility layouts, and landscape designs.
  • The "Grit" Factor: A business mindset. You thrive in a collaborative, fast-paced environment where you are trusted to make executive decisions without waiting for layers of corporate approval.
  • Communication: The ability to negotiate effectively with city councils and planners, and hold civil contractors accountable on-site.
