Overview

The Project Manager I, Project Delivery (PM) will oversee aspects of the implementation of the Contract for a Delivery Project, or a portion of a IS Delivery Project. They are responsible for managing financial aspects of the Project, Subcontractors / Vendors and delivering a safe, quality outcome the meets or exceeds Company commitments.

Responsibilities
  • Maintain a safe and secure work environment through active participation in site planning, Safety Plan review, JHA approvals, on-site tool box talks and conducting site walks with the Lead Construction Manager.
  • Assists the Senior Project Manager and Construction Manager for all project scope to ensure code and project requirements are met.
  • Understands the Project Budget and coordinates the management of the Contract delivery type Guaranteed Maximum Price (GMP), Lump Sum, or Concession Agreement.
  • Knows and understands the requirements of the Contract, including bonds, insurance, notifications, schedules, reporting, costs and energy savings requirements.
  • Oversee the set-up of the Project Job Management System (Procore) for all Change Management and Document Control procedures following Company SOPs.
  • Negotiate and prepare vendor purchase orders and subcontracts in a timely manner to support the project schedule milestones.
  • Participate in the Hand-off meeting from Development that establishes project goals, parameters and client expectations.
  • Actively participate with the Project Superintendent in establishment of the site utilization plan with a focus on cleanliness, access control and overall safety of our employees, client personal and public.
  • Actively participates in the establishment of the Baseline Schedule for the project with a focus on all Energy Savings requirements and milestones.
  • Prepare monthly project reports and cost reviews with project leadership utilizing current information from the Job Management and Accounting Platforms.
  • Lead or participate in the establishment of the Project Schedule of Values to be utilized in the monthly payment application with the Client.
  • Lead the implementation of the Project Specific Quality Assurance Plan.
  • Lead the Change Management process on the project from RFI Affect Letters, Drawing Revisions, and Client Directives from issuance to resolution.
  • Lead and document with Agendas and Meeting Minutes all regular project meetings with the Company team, Vendors and Subcontractors, and Client.
  • Manages and updates the project schedule with accurate information. Communicates and manages issues with proactive mitigation plans, notifications and predictable outcomes.
  • Identify and manage Risk Log items with project leadership.
  • Build and maintain strong customer relations with subcontractors, vendors and Client, ensuring a predictable outcome in alignment with the Client and the Companies energy goals.
  • Participates in industry organizations and looks for opportunities to be involved with the community to promote the company and its goals.
  • Manages and develops all Assistant Project Managers.
Qualifications
  • 4 Year Degree in Construction Management, applicable Engineering OR applicable field experience and 3+ years of experience.
  • Effective presentation, verbal and written communication skills.
  • Demonstrates emerging leadership skills and has the willingness to address challenges, resolve issues, and motivate others while maintaining relationships.
