Job description

The Construction Superintendentย is responsible forย overseeing the daily field operations of commercial waterproofing, faรงade restoration, concrete repair, and building-envelope projects. This position ensures projects are completed safely, efficiently, on schedule, andย in accordance withย contract documents, project specifications, manufacturer requirements, and company quality standards.ย 

The Construction Superintendent provides direct leadership to Foremen, field crews, subcontractors, and vendors while coordinating closely with Project Managers, general contractors, property managers, building owners, consultants, and engineers.ย 

The ideal candidate has strong experience working for a commercial specialty contractor and understands both vertical and horizontal restoration projects, including building faรงades, parking garages, balconies, plaza decks, pool decks, expansion joints, and other waterproofing and concrete systems. Depending on project size and complexity, the Superintendent may oversee multiple active projects.ย 

Key Responsibilitiesย 

  • Manage daily field operations for commercial waterproofing, faรงade restoration, concrete repair, and building-envelope projects.ย 

  • Ensure all work is completed safely, efficiently, andย in accordance withย approved plans, specifications, manufacturer requirements, project schedules, and company standards.ย 

  • Supervise Foremen, field crews, subcontractors, vendors, and other jobsite personnel.ย 

  • Assign daily work activities andย monitorย manpower, productivity, workmanship, and project progress.ย 

  • Review and understand project drawings, specifications, details, scopes of work, contracts, and construction schedules.ย 

  • Conduct preconstruction reviews and communicate project requirements, access plans, sequencing, safety expectations, and quality standards to field personnel.ย 

  • Coordinate closely with Project Managersย regardingย manpower, material procurement, equipment, scheduling, project changes, and field conditions.ย 

  • Conduct regular site walks toย monitorย progress, inspect workmanship,ย identifyย deficiencies, and verify that workย complies withย project requirements.ย 

  • Oversee vertical and horizontal specialty construction projects, including:ย 

  • Building faรงade restorationย 

  • Concrete repair and replacementย 

  • Parking garage restorationย 

  • Plaza and podium decksย 

  • Pool decks and balconiesย 

  • Traffic-bearing and pedestrian coating systemsย 

  • Expansion joint systemsย

  • Coordinate access equipment, scaffolding, aerial lifts, swing stages, suspended platforms, rigging systems, and fall-protection requirements.ย 

  • Ensure equipment, vehicles, tools, and materials are available, properlyย maintained, and usedย in accordance withย company and manufacturer requirements.ย 

  • Coordinate jobsiteย logistics, deliveries, staging areas, building access, tenant protection, traffic control, and work-area protection.ย 

  • Communicate professionally with owners, property managers, general contractors, consultants, engineers, Project Managers, and internal teams.ย 

  • Participate in project meetings and provide updatesย regardingย schedules,ย manpower, completed work, upcoming activities, delays, and field concerns.ย 

  • Identifyย unforeseen field conditions and promptly communicate potential scope, schedule, or cost impacts to the Project Manager.ย 

  • Assistย with the preparation and documentation of RFIs, change orders,ย additionalย work requests, and time-and-material work.ย 

  • Maintainย accurateย daily reports documentingย manpower, completed work, materials, equipment, weather conditions, delays, inspections, and jobsite issues.ย 

  • Track project milestones, production quantities, substantial completion dates, final completion dates, and punch-list progress.ย 

  • Coordinate inspections, mock-ups, testing, quality-control reviews, and manufacturer site visits.ย 

  • Ensure waterproofing, restoration, coating, sealant, and concrete repair systems are installed according to approved details and manufacturer specifications.ย 

  • Assistย with punch-list completion, final inspections, warranties, demobilization, and project closeout.ย 

  • Promote a jobsite culture centered on safety, quality, accountability, respect, teamwork, and continuous improvement.ย 

Safety Responsibilitiesย 

  • Enforce OSHA regulations, company safety policies, project-specific safety plans, and general contractor requirements.ย 

  • Conduct orย participateย in daily pre-task planning, toolbox talks, job hazard analyses, and safety inspections.ย 

  • Ensure all employees and subcontractors useย requiredย personal protective equipment.ย 

  • Monitor fall protection, scaffolding, rigging, aerial lift operation,ย confined-spaceย procedures, silica exposure, respiratory protection, and material-handling practices.ย 

  • Inspect jobsite access systems and verify that equipment isย operatedย only byย properly trainedย and authorized personnel.ย 

  • Immediately address unsafe conditions, behaviors, or work practices.ย 

  • Reportย incidents, near misses, property damage, and safety concernsย in accordance withย company procedures.ย 

  • Maintain required safety documentation and certifications at theย jobsite.ย 

Required Skills and Qualificationsย 

  • Strong knowledge of commercial waterproofing, faรงade restoration, concrete repair, and building-envelope construction.ย 

  • Experience working for a commercial specialty contractor strongly preferred.ย 

  • Ability to manage both vertical and horizontal restoration projects.ย 

  • Ability to read and interpret commercial construction plans, specifications, details, contracts, andย scopeย documents.ย 

  • Strong understanding of construction means and methods, sequencing, access requirements, and jobsiteย logistics.ย 

  • Knowledge of waterproofing products, concrete repair materials, sealants, coatings, membranes, and manufacturer installation requirements.ย 

  • Experience supervising Foremen, field crews, subcontractors, and vendors.ย 

  • Strong leadership, communication, organization, and problem-solving skills.ย 

  • Ability to manage multiple projects, schedules, deadlines, and active field priorities.ย 

  • Ability toย identifyย jobsite issues and communicate practical solutions quickly and clearly.ย 

  • Strong understanding of OSHA standards and commercial construction safety requirements.ย 

  • Experience with scaffolding, rigging, aerial lifts, swing stages, suspended access equipment, and fall-protection systems.ย 

  • Ability to communicate professionally with Project Managers, owners, general contractors, consultants, engineers, and field personnel.ย 

  • Ability to accurately document project progress, delays, field conditions, andย additionalย work.ย 

  • Self-motivated and capable of working independently in a field-based position.ย 

  • Basicย proficiencyย with Microsoft Word, Excel, email, and construction or project management software.ย 

  • Bilingual English and Spanish communication skills are a plus.ย 

  • Valid driverโ€™s license and acceptable driving recordย required.ย 

Education and Experienceย 

  • High school diploma or equivalent required.ย 

  • Minimum of three years of commercial construction field experience preferred.ย 

  • Previousย experience as a Construction Superintendent, General Foreman, Foreman, or similar field leadership professionalย required.ย 

  • Direct experience with commercial waterproofing, concrete repair, faรงade restoration, or building-envelope constructionย stronglyย preferred.ย 

  • Experience with occupied commercial buildings, high-rise properties, parking structures, institutional facilities, or multifamily properties is preferred.ย 

  • OSHA 30 certificationย required.ย 

  • Aerial lift, scaffolding, rigging, fall-protection, swing-stage, andย manufacturerย product certifications are preferred.ย
