Position Details

Job Title: Striping Project Manager

Department: Operations

Reports To: Director of Operations

FLSA Status: Non-Exempt

Compensation: Competitive, based on experience

Nature of the Work

As one of the company's Project Managers (PM) you are responsible for generating revenue by strategically planning and overseeing a wide range of different projects from beginning to end.  This is a key position; you will be the key tactical partner between the office and field operations team. You will help pave the way for growth and success of the company by creating techniques to craft the values of the company and maximizing new growth potential by creating, implementing, and evaluating data-focused, strategies to help satisfy client expectations while exceeding profit projections. 

The Striping Project Manager has brief oversight of entire operations of IBC and will be the Director of Operations' "go to" for questions regarding a project. They are held accountable for the relationship with the client to ensure they are satisfied with the project before, during, and upon completion.  They also represent IBC in the community and should build relationships with stakeholders to earn new business.  

Essential Duties

  • The PM's essential duties are listed below. When necessary, additional duties may be assigned.  IBC expects the Striping PM to take the initiative to anticipate and prevent negative internal and external problems. 
  • Schedule and oversee IBC's Striping superintendents and foremen
  • Monitor each project budget and allocate resources appropriately to ensure timely and satisfactory completion.  
  • Attending all preconstruction meetings to ensure project plans, specs and bids are in order and nothing is missed. 
  • Submit, follow up, and process all RFI, RFC, ASI throughout every project lifecycle. 
  • Distribute, communicate, and follow through on all project changes to ensure superintendent/foreman receives, understands, and executes required changes properly and promptly.  
  • Document all changes in writing, in Foundation, and place all communications in IBC's shared drive for everyone to access at any point in time. 
  • Keep track of projects and how they affect company revenue by using Foundation Software and IBC Shared Files ensuring job cost spending on material and labor. 
  • Come prepared to answer questions and provide feedback with reports/data to IBC monthly job cost reviews. 
  • Coordinate, lead and hold all project close out meetings with prepared written data to view for reference. 
  • Oversee client relationships and ensure customer satisfaction throughout each project's lifecycle.  
  • Partner with superintendents to lay project framework from start to finish (preconstruction meeting) and follow up with them throughout the project to ensure timely completion and progress. 
  • Document projects with pictures and short descriptions of what was accomplished to include in company portfolio for potential clients. 
  • Maintain and provide detailed reports on all projects with regards to total cost, issues that required resolution, and how many human resources were needed to complete the job. 
  • Complete project billings on dates indicated by clients, include change orders completed that need to be billed and sending to Accounting. 
  • Collect post-job feedback from the clients and report findings to the CSO. 
  • Work with the CSO to develop, implement and complete staff evaluations. 
  • As needed, attend industry-related networking events to build relationships with potential clients and earn new business.

  • Able to hold themselves and others accountable without feeling the need to "point the finger." 
  • Partner with whoever for the good of the company to share best practices, discuss areas of opportunity, and work to improve the overall culture of IBC. 
  • Be present and available to the superintendents, foremen, and the rest of Team is critical.  

Qualifications

  • Minimum 5+ years' experience as a construction Project Manager or. 
  • Combined 10+ years' experience as a construction PM, Estimator, General Superintendent, Foreman or;
  • Bachelors' Degree + years in construction operations and/or field will be considered. 
  • Ability to read and review blueprints, contracts, specification, and construction proposals. 
  • Strong project management skills with ability to work on multiple projects simultaneously. 
  • Must pay attention to detail to ensure blueprint, contract, specs, and proposal accuracy. 
  • Knowledge of construction billing, change orders workflow, job costing and budgeting is required.   
  • Self-disciplined, self-starter attitude that is decisive and willing to accept the consequences of decisions, good or bad. 
  • Effective communication, presentation, and organizational skills who can multitask. 
  • Passionate, forward-thinking, driven, high energy and work ethic beyond the norm. 
  • Lead by example and provide relative and honest feedback.  
  • Solid systems knowledge – Microsoft Office, EXCEL, and Outlook; as well as scheduling and PM software
