Job description

Tesoro Group is seeking an experienced Building Superintendent to join one of our client’s team at (1) property in Jackson, MN (56143). The ideal candidate will have a minimum of 2 years’ experience in property management, maintenance, or a related field (multifamily leasing, facilities, or building operations preferred). This role is contract to hire (30-90 days before conversion).

Salary: $24-$28/hour DOQ. This role is contract to hire (90 days before conversion).

Schedule: Full Time - Monday - Friday 8:00am-4:30pm, Monday – Friday with a 30min lunch

Duties and Responsibilities

As the Building Superintendent, you will be responsible for the full spectrum of property operations, combining the roles of Property Manager, Maintenance Technician, and Janitorial

Property Management

  • Oversee daily operations of the townhomes and apartment complex
  • Manage leasing activities: advertising, showings, applications, lease execution, and renewals
  • Enforce lease terms and ensure compliance with housing laws and regulations
  • Collect rent, process payments, and maintain accurate financial and tenant records
  • Respond to resident inquiries, complaints, and emergencies in a timely, professional manner
  • Conduct regular property inspections and coordinate vendor services as needed
  • Assist with budgeting, reporting, and general administrative tasks

Maintenance & Repairs

  • Perform routine, preventative, and emergency maintenance on units and common areas
  • Troubleshoot and complete light plumbing, electrical, HVAC, carpentry, and painting tasks
  • Track and manage work orders using property management software
  • Maintain building systems and coordinate with contractors for specialized repairs
  • Order and manage inventory of parts, tools, and supplies (with approval)
  • Assist with unit turnovers, including repairs and cleaning

Janitorial & Groundskeeping

  • Clean and maintain all common areas, including hallways, laundry rooms, and entryways
  • Perform deep cleaning tasks as needed (e.g., carpet shampooing, window washing, unit turns)
  • Maintain exterior grounds, including trash removal, all lawncare, and light landscaping
  • Handle snow removal tasks not covered by the third-party contractor, such as shoveling door entrances, applying salt, and tidying up between professional removals
  • Keep maintenance shop and storage areas clean, organized, and secure

    On-Call & Emergency Response

  • Responsible for after-hours emergency phone
  • Respond promptly to urgent maintenance or safety issues

Qualifications & Experience Requirements

  • Minimum of 2 years’ experience in property management, maintenance, or a related field (multifamily leasing, facilities, or building operations preferred).
  • Proficient in using smartphones, tablets, and work-order/property management software
  • Comfortable with basic maintenance tools and equipment
  • Familiarity with light plumbing, electrical, HVAC, carpentry, and janitorial tasks
  • Knowledge of facilities management principles and best practices
  • Strong verbal, written, and digital communication skills
  • Customer service-oriented with the ability to resolve conflicts professionally
  • Detail-oriented with strong organizational and time management skills
  • Proficient in basic computer applications (e.g., data entry, file management, word processing)
  • Ability to comprehend and complete legal, financial, and operational documents
  • High school diploma or general education degree (GED)
  • Must provide own basic hand tools.
  • Must be available to manage on-call/after hours/ER phone – weeknights and weekends.
  • Valid driver’s license and access to a personal vehicle.
  • Ability to pass a background check before employment.
