Hornig Companies seeks a full-time Apartment Turnover Technician to perform light maintenance and prepare apartments for new move-ins at Hornig Companies properties throughout the Minneapolis/ St. Paul metro area.  Maintenance support may be provided to multiple properties varying in complexity, location and a diverse range of clientele.  

What would my responsibilities include?

  • Respond to work orders via internet-based phone application
  • Identify, diagnose and troubleshoot maintenance needs after move-outs during a walk-through of the unit, reporting maintenance needs back to Maintenance Zone Manager or entering information as a new work order.
  • Perform general repairs to ensure each unit is up to company standards before new residents move in, such as:
    1. Replacement, removal and installation of outlets, lighting, light bulbs and ceiling fans
    2. Replacement, removal and installation of blinds, mirrors and closet doors
    3. Replacement and installation of smoke detectors
    4. Repair broken windows and screens 
    5. Repair and replace door handles and locks
    6. Address light plumbing concerns such as leaking faucets, toilets and clogged drains
    7. Caulking of tubs or sinks and other similar repairs
    8. Minor appliance repair
  • Communicate with residents regarding repairs using excellent customer service
  • Promote safety and be efficient in work practices
  • Special projects as assigned

What should I bring to the team?

  • Mechanical, plumbing and light electrical aptitude
  • Specials Boiler’s License, or the ability to obtain within 6 months
  • Ability and willingness to learn
  • Ability to lift up to 50 pounds
  • Valid Driver’s License and meet car insurance requirements
  • Ability to work rotating on-call schedule
  • Ability to operate applicable phone applications for work orders, time allocation, and information look-up
  • Ability to stand, lift and bend for up to 8 hours (with breaks) in hot/cold and wet environments
  • Ability to work independently as well as part of a team
  • Prior Multi-housing experience preferred
