Job description

Superintendent (Condominium)

Reports to: Property Manager
Division: Property Management
Department: Maintenance / Operations
Status: Full-Time
Location & Work Setup: On-site (Condominium Property)



Summary / Role Overview

The Superintendent is responsible for the day-to-day maintenance, operations, and overall upkeep of the condominium property. This role ensures the building is clean, safe, and fully functional while supporting residents, vendors, and the Property Manager.

The ideal candidate is hands-on, reliable, and proactive in identifying and resolving issues before they escalate.



Core Responsibilities

Property Maintenance & Repairs

  • Perform routine inspections of building systems (plumbing, electrical, HVAC, common areas)
  • Handle minor repairs and maintenance requests in a timely manner
  • Coordinate and supervise external vendors for major repairs and projects

Building Operations

  • Ensure cleanliness and upkeep of all common areas (hallways, lobby, amenities)
  • Monitor building systems and report any issues immediately
  • Maintain inventory of tools, supplies, and maintenance materials

Resident Support

  • Respond to maintenance requests and concerns from residents
  • Provide professional and courteous service at all times
  • Assist in move-in/move-out procedures as needed

Vendor & Contractor Coordination

  • Schedule and oversee contractors for repairs and maintenance work
  • Ensure work is completed properly, safely, and on time
  • Maintain relationships with trusted vendors

Safety & Compliance

  • Ensure the property meets safety standards and local regulations
  • Conduct regular safety checks (fire alarms, exits, emergency systems)
  • Report hazards and take immediate corrective action

Reporting & Communication

  • Keep the Property Manager updated on building status and issues
  • Track completed work, pending repairs, and recurring problems
  • Maintain basic maintenance logs and documentation

  • Maintenance requests completed on time
  • Clean, safe, and well-maintained property
  • Minimal recurring issues due to proactive maintenance
  • Positive resident feedback and satisfaction
  • Vendor work completed within timeline and budget



Qualifications

  • Proven experience as a Superintendent, Building Maintenance Technician, or similar role
  • Strong knowledge of basic plumbing, electrical, and general repairs
  • Ability to troubleshoot and solve problems independently
  • Good communication and customer service skills
  • Organized and dependable



Preferred Qualifications

  • Experience managing condominium or HOA properties
  • Familiarity with building systems (HVAC, boilers, elevators, etc.)
  • Basic knowledge of safety and compliance standards
