Job Description Position Overview Our client, a growing short-term rental management company operating within a premier condominium community in Destin, FL, is seeking an experienced, operations-driven Reservation & Business Manager. This is a full-time, fully onsite position responsible for managing day-to-day rental operations, reservation administration, listing optimization, revenue management, owner relations, and property/vendor coordination. This role serves as the primary operational backbone of the rental program, balancing guest satisfaction and property maintenance with accurate financial reporting and revenue optimization.

Key Responsibilities Financial Administration & Accounting Coordination Review, code, and approve all vendor, housekeeping, maintenance, and contractor invoices. Serve as the primary point of contact for external CPA partners; submit monthly expense reports, revenue reconciliations, and lodging tax documentation. Prepare and verify monthly owner statements and revenue distributions.

Maintain precise records of rental income, fees, commissions, owner proceeds, and cancellations. Reservations & Multi-Channel Listing Management Oversee calendar availability, rate distribution, and reservations across key platforms (VRBO, Airbnb, Booking.com, and direct booking channels). Ensure seamless synchronization between core property management systems (Escapia, Bluetent) and online travel agencies (OTAs) to prevent calendar conflicts or rate errors

Manage listing content, photos, property descriptions, minimum stay policies, and seasonal rates. Revenue Management & Market Strategy Continuously analyze local Destin market dynamics, competitor pricing, occupancy trends, and seasonal demand drivers to optimize Average Daily Rate (ADR) and revenue. Implement strategic dynamic pricing and minimum stay adjustments to maximize yield during peak season and boost occupancy during off-peak periods.

Owner Relations & Business Growth Build trust with property owners through transparent, proactive communication regarding performance, unit condition, guest feedback, and maintenance needs. Clearly articulate program value to retain current owners and identify opportunities to onboard new condominium units into the rental program. Property Operations & Guest Experience Coordinate vendor workflows for turnover cleanings, routine maintenance, and emergency repairs to keep units in top condition.

Manage inventory levels and supply re-ordering for guest amenities and maintenance. Promptly handle guest inquiries, feedback, and reviews to maintain high guest satisfaction ratings. Act as liaison with the condominium HOA management regarding building rules and compliance.

Qualifications & Requirements Experience: 2+ years of hands-on experience in vacation rental management, short-term rental administration, hospitality operations, or residential property management. Software Proficiency: Hands-on experience with Escapia, Bluetent, VRBO, Airbnb, and major booking platforms is strongly preferred. Skills & Attributes: Exceptional organizational skills, high attention to detail, and a strong sense of personal accountability.

Proven ability to multi-task, prioritize competing operational demands, and solve problems independently. Professional written and verbal communication skills for owner, vendor, and CPA interactions. Location & Work Schedule: Fully onsite position in Destin, FL.

Standard schedule is Monday-Friday, 9:00 AM - 5:00 PM, with flexibility for Tuesday-Saturday coverage during peak tourist season (Memorial Day to Labor Day) Compensation & Benefits Base Salary: $60,000 - $80,000 per year (commensurate with experience). Incentive Compensation: Annual performance bonus opportunity. Benefits: Health insurance allowance provided and PTO.
