Job description

Key Responsibilities

  • Complete resident work orders efficiently and accurately, billing labor and materials through Meld before closing.
  • Diagnose issues, estimate repair time, and determine the scope of work.
  • Perform routine and preventive maintenance to reduce downtime and extend equipment life.
  • Maintain inventory of materials, tools, and supplies.
  • Participate in an on‐call rotation for nights and weekends.
  • Navigate operating software and meet minimum billable hour requirements.
  • Work within assigned budgets and provide variance explanations when needed.
  • Maintain strong resident relations to support occupancy, renewals, and overall satisfaction.
  • Coordinate repairs with other maintenance techs and approved vendors.
  • Complete scheduled preventive maintenance tasks as directed by the Maintenance Supervisor.
  • Follow all Fair Housing guidelines and company policies.

Required Skills & Qualifications

  • Previous experience in maintenance, HVAC, or related skilled trades.
  • Strong familiarity with maintenance tools, equipment, and safety practices.
  • Ability to lift 75 lbs without assistance and work on ladders up to 22 ft.
  • Comfortable working outdoors in all weather conditions.
  • Valid driver’s license and reliable vehicle capable of transporting personal tools.
  • Carpentry skills: framing, flooring repairs, wall/ceiling repairs, door & window installation.
  • Electrical skills: wiring outlets, switches, lights; running new Romex.
  • Plumbing skills: repairing copper, CPVC, PVC; installing toilet flanges; repairing drains and supply lines.
  • Light roofing & siding: vinyl, metal, asphalt repairs, shingle boot installation.
  • HVAC experience and certification preferred.
