Senior Construction Estimator - Multifamily and Commercial Construction - Base Salary to 150k/year - Grand Junction, CO

  • Our client is an established developer and general contractor specializing in multifamily residential, commercial, assisted living, and luxury residential construction throughout Western Colorado. They provide full-service construction management from preconstruction and estimating through project completion and are seeking an experienced Senior Construction Estimator to join their growing team.
  • The Senior Construction Estimator will lead the estimating process for ground-up construction projects, preparing accurate conceptual and detailed cost estimates while collaborating with project management, subcontractors, vendors, and ownership teams throughout the preconstruction process.

Responsibilities:

  • Prepare complete construction cost estimates for multifamily, commercial, assisted living, and residential construction projects.
  • Review plans, specifications, geotechnical reports, and project documentation to develop accurate quantity takeoffs and pricing.
  • Analyze drawings and specifications to identify project scope, potential risks, and cost-saving opportunities.
  • Solicit, evaluate, and negotiate subcontractor and supplier pricing across all construction trades.
  • Develop detailed labor, equipment, material, subcontractor, and general conditions estimates.
  • Perform quantity takeoffs using construction plans and specifications.
  • Prepare conceptual, schematic, design development, and final bid estimates.
  • Develop project budgets, value engineering recommendations, and cost comparisons.
  • Prepare bid proposals, prequalification packages, and pre-bid documentation.
  • Coordinate with project managers, architects, engineers, and ownership throughout preconstruction.
  • Conduct site visits to evaluate existing conditions and project feasibility.
  • Develop project schedules and sequencing assumptions to support estimating efforts.
  • Identify project risks and develop contingency recommendations.
  • Monitor construction market pricing, labor trends, and material costs.
  • Ensure all bids are submitted accurately and before required deadlines.
  • Present estimates and pricing recommendations to management and clients.
  • Support contract negotiations and project turnover to operations teams.
  • Maintain estimating databases, historical pricing, and vendor relationships.
  • Stay current on estimating software, construction technology, and industry best practices.

Qualifications:

  • Bachelor's degree in Construction Management, Civil Engineering, Architectural Engineering, or a related field, or an equivalent combination of hands-on construction estimating experience.
  • 5+ years of construction estimating experience responsible for estimating all major construction scopes.
  • Experience estimating multifamily and commercial construction projects.
  • Experience preparing detailed quantity takeoffs, conceptual estimates, and competitive bid proposals.
  • Experience soliciting and evaluating subcontractor and supplier pricing.
  • Experience negotiating pricing with subcontractors and vendors.
  • Ability to read and interpret construction drawings, specifications, and contract documents.
  • Strong knowledge of construction means and methods, building materials, labor productivity, and current market pricing.
  • Excellent organizational, time management, communication, and presentation skills.
  • Strong analytical and problem-solving abilities with exceptional attention to detail.
  • Proficiency with estimating and construction management software, including Procore, JobTread (or JobTrend), Bluebeam, Microsoft Excel, and Microsoft Office.
  • Ability to collaborate effectively with project managers, architects, engineers, owners, and subcontractors.
