Job description

Position Summary:

This position supports Town Center Apartment Homes and requires on-site living. Work schedule is Friday - Tuesday, Wednesday/Thursday off, 9am - 6pm, on-call required. 

Subject matter expert that is certified with a high level of skills to perform complex and routine maintenance tasks. Conduct inspections, respond to resident service requests and help maintain the property and safety standards as well as support special projects and follow safety procedures while working as part of a team. This role is available at buildings with 1000+ units.

Key Responsibilities:
  • Performs in-house, complex and routine repairs/replacements throughout the community aligning with their specific certifications. Ex: EPA 608 HVAC, Electrical, Plumbing, etc.
  • Analyzes/maintains mechanical systems and vendor oversight of equipment PM and repair
  • Diagnose problems and recommend repairs. 
  • Ensures community common areas and grounds are maintained according to company standards; identifies and resolves any hazards.
  • Provide guidance and training to technicians with less experience. 
  • Work on projects to ensure quality standards and safety compliance are met.
  • Performs work using safe work practices. Ensures completion of safety training and actively identifies and mitigates risks.
  • Responsible for inventory of parts and appliances; responsible for general maintenance and orderliness of facilities.
  • Maintains accurate records of work performed utilizing Salesforce 
  • Completes property preventative maintenance and preventative maintenance on required mechanical systems and equipment.
  • Performs community projects which could include painting, drywall repair. stucco repair, etc.. 
  • Provides excellent customer service through responsiveness and positive interactions.
  • On call required for after hours emergencies; Schedule may require work on weekends, holidays and evenings.
     
Minimum Qualifications / Other Expectations:

Preferred Education:

  • High School Diploma or equivalent work experience.

Experience:            

  • 4+ years of facility maintenance experience. Advanced knowledge in maintenance disciplines.. Skills required for Service Technicians include but are not limited to: time-management, effective verbal and written communication, and organization.

Other Qualifications:

  • EPA Universal Certification 
  • Preferred 1 mechanical certification: Plumbing, Electrical, Appliance Repair, or similar.    
  • Valid California driver’s license; Maintain continuous vehicle liability insurance as required by state law. (This role requires the regular and frequent operation of a vehicle, as defined in the Company’s MVR policy, and is part of the essential duties of this position.)
  • Ability to communicate clearly and effectively in English, both verbally and in writing.  Multilingual ability a plus
  • The physical requirements for this position include: Below waist lift - 48lbs, Below to above waist lift - 34lbs, Push/pull (walking) - 60lbs force, Ladder climbing - Occasional, Unilateral balance - Average of 20 seconds or more per leg
  • Travel between communities may be required daily. 
  • Ability to perform these functions at multiple sites is required.

Compensation:

Base Pay Range: $27.55 - $32.55

Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
