Are you a seasoned maintenance professional ready to lead with confidence, strategy, and technical expertise? Arlington Properties is looking for a Senior Service Manager to join our team and help elevate our maintenance operations to the next level.
In this role, you'll oversee operations at a high-volume property or provide cross-property support, ensuring our standards are met across all areas of maintenance, preventative care, and service quality.
Key Responsibilities:
  • Lead maintenance operations across one or more properties.
  • Mentor and support Service Managers and on-site maintenance teams.
  • Oversee complex repairs, inspections, and capital projects.
  • Partner with Community Managers and Regional Maintenance Supervisors to manage preventive maintenance programs and budget controls.
  • Respond to emergencies and ensure safety and compliance procedures are followed.
  • Maintain consistent documentation and evaluate maintenance performance metrics.

JOB QUALIFICATION REQUIREMENTS
Knowledge/Experience:
A high school diploma or equivalent is required for the position, with technical certification or trade school training strongly preferred. Candidates should have a minimum of five years of hands-on maintenance experience, including expertise in plumbing, electrical, carpentry, HVAC, and general repairs. Prior supervisory experience is essential, with a demonstrated ability to lead and mentor maintenance teams effectively. A strong understanding of budget management and cost control in maintenance operations is also required. Proficiency in work order management systems and preventive maintenance programs is expected.
Machines, Tools and Equipment, Software:
The ideal candidate should be familiar with power tools and maintenance equipment, including HVAC tools, electrical testing devices, and plumbing tools. They must be capable of using work order software and property management systems such as Yardi, RealPage, or Entrata. Proficiency in Microsoft Office applications-specifically Word, Excel, and Outlook-is also required for reporting, documentation, and communication purposes.
Licenses/Certificates:
A valid driver's license with a clean driving record and proof of auto insurance is required for this role. Candidates must also hold a current EPA or CFC certification. Additional trade certifications in areas such as HVAC, plumbing, or electrical are preferred and will be considered a strong asset.
Other Requirements:
Must adhere to company policy by wearing the designated uniform and appropriate safety gear at all times. This role requires availability for on-call emergency maintenance and the flexibility to work varying schedules, including weekends and evenings, based on the operational needs of the property or portfolio.
PHYSICAL AND VISUAL ACTIVITIES
The Senior Service Manager role involves both indoor and outdoor work in various weather conditions. The position requires moderate to heavy physical activity, including prolonged or repeated standing, walking, climbing, stooping, kneeling, crouching, and lifting. Candidates must be able to lift up to 100 pounds and frequently carry items weighing up to 50 pounds. Strong eye-hand coordination is essential, as is accurate color perception-the ability to distinguish between colors, recognize specific hues, and recall color combinations from memory. The role also requires the ability to operate heavy equipment and safely use ladders as needed.
